Swiss Life Asset Managers is responsible for real estate asset management across the entire Swiss Life Group and third-party client business (investment foundations/real estate funds) in Switzerland, with a total investment volume of over CHF 40 billion. This includes managing property portfolios, acting as owner during renovations and new constructions, acquiring properties, and overseeing controlling and reporting.

We are seeking an interested and committed Asset Manager Real Estate (f/m/d) Switzerland to join our portfolio and asset management team for Swiss Life real estate funds and investment foundation portfolios.

You will be part of a lively team with a high degree of autonomy and a self-determined daily schedule. Your role includes developing property strategies, defining construction projects, and managing external property management companies and other contractors. With your entrepreneurial mindset and results-oriented work approach, you will significantly contribute to the success of our real estate funds, which serve both institutional and private clients. Your expertise will enable you to work cooperatively and effectively with various stakeholders and professionally advocate for owner interests. The Role

  • Optimizing income and costs for the assigned portfolio, including properties in Western Switzerland with uses such as residential, office, and sales
  • Developing property strategies using economic comparison methods (e.g., DCF models)
  • Defining renovation and conversion projects, preparing investment and profitability calculations, and processing investment applications
  • Portfolio development and realization of utilization reserves (replacement new constructions, extensions, densifications, etc.)
  • Achieving sustainable quality in construction projects concerning rentability, costs, materials, and ecology
  • Managing external property management companies and maintaining ongoing communication with property management team leaders and other contractors in marketing, planning, and legal areas
  • Developing and controlling annual budgets and continuously reviewing property accounting
  • Negotiating with major tenants, neighbors, and other stakeholders

Expertise

  • Technical, commercial, or business administration background complemented by real estate-specific training (e.g., Swiss Federal Diploma in Real Estate Trustees or Appraisers, MAS in Real Estate Management or similar)
  • Excellent German and French skills
  • Good knowledge of the Swiss real estate market
  • Solid understanding of financial valuation methods
  • Several years of experience in a similar role, preferably with leadership experience
  • Practical knowledge of construction, tenancy, and building law
  • An entrepreneurial, team-oriented personality with negotiation skills and resilience. Results-oriented and capable of implementation
  • Proficiency in MS Office, experience with Immopac is a plus
