Job summary

H&B Real Estate AG in Zurich and Basel is seeking a Junior Property Manager to manage a diverse portfolio with direct client contact. You will perform condition analyses, support construction projects, and prepare rent analyses for residential and commercial properties, while ensuring smooth operations.

The role requires solid knowledge in property management and tenancy law, good IT skills (RIMO, Excel, Word, Outlook), and a strong service orientation.

Qualifications

• Sound knowledge in property management and tenancy law.
• Experience in rent analyses and credit applications.
• Good user knowledge of RIMO and Office with Excel/Word/Outlook.
• Strong customer service and communication skills.
• Independent, structured, and reliable with high quality standards.

Responsibilities

• Execute condition analyses and support construction projects.
• Handle damage and insurance cases with quotations and credit prep.
• Prepare rent analyses for residential and assist commercial properties.
• Conduct handovers and takeovers of commercial properties.
• Manage owner lists and assist budget preparation.
• Support in audits and final reports; prepare SIV.
• Review service charges with property management; calculate yield indicators.
• Run dunning processes and adjust indexed rents and reference rates.
• Prepare and process commercial lease agreements and amendments.
• Record and modify leases in the RIMO system.
• Advise owners on market rents and location potential.
• Communicate with clients on operational matters and credit recommendations.
• Prepare EGTP pending lists.
