Job summary

Loblaw Companies Limited is seeking a Facilities/Property Manager to lead maintenance across its Canadian portfolio. You will oversee preventive and corrective maintenance, manage operating budgets, and coordinate with store operations and vendors to optimize uptime and safety.

The role requires 5+ years in maintenance or property management, a related degree or certification, and strong leadership, communication, and analytical skills.

Qualifications

  • Minimum of 5+ years experience in maintenance/ property management.
  • University degree, trade/license certification, Facilities Management, or a related field (or equivalent work experience).
  • Knowledge of building systems including plumbing, electrical, lighting, and familiar with grocery store type equipment.
  • Strong leadership and management capabilities.
  • Excellent communication and interpersonal skills, with the ability to build strong relationships with internal and external stakeholders.
  • Ability to work independently, prioritize tasks, and manage multiple projects simultaneously.
  • Familiarity with computerized workflow management systems (ie Officetrax) and other maintenance and finance related software.
  • Strong presentation skills.

Responsibilities

  • Oversee and coordinate facility maintenance programs to minimize downtime.
  • Develop and implement maintenance plans for all equipment to maximize reliability.
  • Ensure compliance with safety regulations and conduct regular inspections.
  • Manage OPEX budget of approximately $20,000,000 and CAPEX around $1,000,000.
  • Coordinate with Store Operations, Finance, and other internal partners.
  • Establish and manage relationships with external vendors and contractors.
  • Develop preventative maintenance programs and SOPs.
  • Perform store visits and annual inspections.
  • Support real estate operations and project work as needed.
  • Address escalations via CMMS and other systems.
  • Be available for flexible hours and emergencies.

What you'll do :
  • Facility Maintenance: Oversee and coordinate all aspects of facility maintenance. Implement and standardize maintenance programs to minimize downtime and optimize operational performance.
  • Equipment Maintenance: Develop and implement maintenance programs for all equipment . Ensure adherence to maintenance schedules and procedures to maximize equipment reliability and longevity.
  • Compliance and Safety: Ensure compliance with all applicable regulations, codes, and safety standards related to maintenance activities. Conduct regular inspections and audits to identify potential hazards or risks and take appropriate corrective actions to maintain a safe and secure environment for employees and customers.
  • Budgeting and Cost Control: Manage the maintenance budget for the Portfolio (OPEX) of approximately $20,000,000. Monitor expenses, identify cost-saving opportunities, and implement strategies to optimize resource allocation while maintaining service quality and operational effectiveness.
  • Capital Projects: Manage the CAPEX budget for the Portfolio of approximately $1,000,000. Identify project plan, tender to vendor and monitor project until completion
  • Stakeholder Management: Proactively manage key internal partner relationships (Store Operations, Finance, Food Safety, Strategic Sourcing, etc.) Participate in store operational meetings, provide maintenance updates to P&L sessions, and budget wheel reviews.
  • Vendor Management: Establish and maintain relationships with external service providers, contractors, and suppliers.
  • Preventative Maintenance: Assist in development of preventative maintenance programs to minimize downtime and ensure safety and efficient operation of building systems and equipment
  • Operating Procedures: Assist with implementing SOP’s, reference guides and process documents to support maintenance operations
  • Workflow Administration: Execute OPEX, Capital and ECR approvals as assigned within Operating system, Officetrax
  • Store changes – New Store, Renovations, Closures, Flip: Work with Project Managers to facilitate project update/changes to Portfolio, update requisite vendors for new store openings and participate in handover of new sites and address deficiencies
  • Analytics: Monitor and analyze maintenance metrics to identify trends and opportunities for improvement (budget wheel)
  • Address all vendor/coordinator and store operations issues escalations via phone/email/Computer Maintenance Management System (CMMS)
  • Provide technical support as required with Landlord related items.
  • Able to work in a team environment and support other RMMs with regional issues and during OOO (out of office) times
  • Available to work flexible hours and action emergencies as required
  • Build clear SOW (scope of work) for capital rehab projects as needed
  • Other related tasks as assigned
Projects and Processes:
  • Conduct annual RMM store inspection Audits and action follow up work as required LCL: 1 visit per store annually SDM: 1 visit per store annually or as required.
  • Perform regular store visits at frequencies agreed upon with your Director
  • Support Real Estate operations with initiatives, technical support, and project work as needed
  • Identify efficiencies to operational and systematic processes and/or technology
  • Identify implementation solutions and change management opportunities
  • Assist with implementing SOPs, reference guides and process documents to support solutions
