Job summary

ELM Developments is seeking an experienced Site Superintendent to lead on-site delivery of high-rise residential projects in Ontario, from excavation through occupancy. You will own the construction schedule, coordinate trades, enforce quality and safety, and serve as the primary on-site contact for subcontractors and inspectors.

Reporting to the VP Construction, you will work with the Project Manager to keep projects on time and on budget, mentor junior staff, and drive continuous improvement

Qualifications

  • 10+ years of site supervision experience on high-rise residential construction.
  • Proven track record delivering concrete towers on schedule and to high quality.
  • Deep knowledge of Ontario Building Code and OHS/occupancy processes.
  • Ability to read drawings and coordinate multiple trades.

Responsibilities

  • Provide overall construction management on your assigned project — aligning design, budget, and schedule with the Project Manager, ownership, engineers, and architects to deliver on time and on budget.
  • Own day-to-day field operations on an assigned high-rise residential project, from site mobilization and excavation/shoring through structure, envelope, interior fit-out, occupancy, and turnover.
  • Plan, drive, and maintain the construction schedule; manage the critical path and coordinate trades to keep the project on time.
  • Coordinate and supervise all subcontractors and site personnel, resolving conflicts, sequencing work, and holding trades accountable to scope, schedule, and quality.
  • Enforce a strong health and safety culture — ensure full compliance with the Occupational Health and Safety Act, ELM's safety program, and all applicable regulations; lead site safety meetings and toolbox talks.
  • Manage quality control across all phases; review work against drawings and specifications, identify and resolve deficiencies, and hold trades to ELM's finish standards.
  • Read and interpret architectural, structural, mechanical, and electrical drawings; identify conflicts, constructability issues, and coordination gaps early.
  • Coordinate municipal, engineering, and third-party inspections (including Tarion / building envelope milestones) and support the path to occupancy permits.
  • Maintain accurate daily site records — logs, manpower, progress, weather, deliveries, and incidents — and report progress to the Project Manager and VP Construction.
  • Manage site logistics, hoisting, material deliveries, staging, and temporary services on a constrained urban site.
  • Review shop drawings, RFIs, and change directives in the field and flag cost or schedule impacts to the project team.
  • Monitor, interpret, and forecast project cost reports against the estimate, support positive cash flow, and coordinate closely with the Project Manager on budget, procurement, and change management.
  • Advise the VP Construction of potential problems, work interferences, and schedule difficulties, and help resolve conflicts before they affect delivery.
  • Mentor and develop assistant superintendents and site staff, supporting their growth and building bench strength for ELM's Construction team.
  • Support commissioning, deficiency review, and unit turnover through to substantial completion.

As our development platform continues to scale, we are seeking an experienced Site Superintendent to lead the on-site delivery of our high-rise residential projects, from excavation and shoring through to occupancy and turnover.

The Role

Reporting directly to the VP Construction, this role sits within ELM's Construction team and takes full ownership of day-to-day field operations on an assigned high-rise residential project. This is a hands-on, accountable role — you are the person on the ground who drives the construction schedule, coordinates the trades, enforces quality and safety, and keeps the project moving. Compensation

Qualifications & Experience
  • 10+ years of site supervision experience in high-rise residential construction, with demonstrated ownership of projects from excavation through occupancy.
  • Proven track record delivering concrete high-rise buildings on schedule and to a high quality standard.
  • Deep working knowledge of the Ontario Building Code, the Occupational Health and Safety Act, and municipal inspection and occupancy processes.
  • Ability to read and interpret construction drawings and specifications across all disciplines and to coordinate the trades that execute them.
  • Strong leadership, scheduling, and organizational skills, with the ability to manage multiple trades and competing priorities on a live site.
  • Proven ability to identify problems early, evaluate options, produce workable solutions, and lead a large site team to successful completion.
  • Excellent communication skills and the ability to hold subcontractors accountable while maintaining strong working relationships.
  • High level of ethics and integrity.
Additional Assets
  • Experience with purpose-built rental and/or condominium high-rise delivery.
  • Familiarity with Tarion requirements and the occupancy/turnover process for residential towers.
  • Working knowledge of scheduling software (e.g., MS Project or Procore) and BlueBeam Revu.
  • Current first aid / CPR and Working at Heights certification.

A successful Site Superintendent will take on larger and more complex projects, with progression toward Senior Site Superintendent and General Superintendent responsibilities, and continued advancement possible within ELM's Construction team as our platform expands.
