Job summary

Koler Builders in Toronto is seeking a Site Superintendent to lead interior fit-out and ground-up residential projects on a busy construction site. You will manage scheduling, quality control, safety, and daily field operations.

The role requires 5 years of hands-on field experience, a valid G license, and strong communication with trades and clients. Engineer degree preferred; WHMIS training and overtime readiness are expected.

Qualifications

• Specific experience delivering ICI projects, interior fit-out preferred.
• Ability to obtain Reliability Status / security clearance.
• Experience as site superintendent with scheduling, cost & quality control, blueprints, engineering drawings and building codes.
• 5 years of hands-on site superintendent experience.
• Self-motivated with proactive work style.
• Valid G driver's license with clean abstract.
• Excellent communication with trades, managers and clients.
• Knowledge of Microsoft Office and project management software.

Responsibilities

• Schedule subcontractors, consultants, and vendors to meet critical path timelines.
• Oversee inspections, quality control, and job-site safety.
• Maintain daily job-site log and coordinate with project team on RFIs and submittals.
• Ensure subcontractors comply with contracted scope and timelines.
• Coordinate required inspections with local jurisdictions and address non-compliance.

Job description

Koler Builders is a construction management and general contracting firm that specializes in ground up construction in the residential and ICI space as well as retrofit to existing structures. Our team of experts provides comprehensive and cost-effective services for our clients, from the pre-development phase through project completion and hand over. Koler Builders is wholly-owned by Byron Equities, a global real estate investment firm.

• Schedule subcontractors, consultants, and vendors in critical path to ensure timely project completion.
• Responsible for scheduling, inspections, quality control, and job site safety.
• Perform quality control duties and responsibilities regarding the work being performed.
• Communicate with project team regarding SI’s, RFI’s, and Submittals.
• Ensure that subcontractor is fully executing and complying with his contracted scope of work.
• Coordinate required inspections with local jurisdictions.
• Identify subcontractor non-compliance with safety, health, and environmental quality standards.
• Identify conflicts and issues at early stages of construction progress, communicate them to project team and provide possible resolutions.
• Maintain daily log of activities on the jobsite.
• Ensure subcontractor has corrected all deficiencies identified by project team.
• Walk all units on project daily to monitor activities and assist in future planning.
• Preside over weekly subcontractor meetings designed to coordinate the work.
• Issue notices of non-compliance to subcontractors in regards to quality of work or scheduling.
• Ensure that the job site is always kept in a clean and organized manner.
• Perform job progress and completion punch list identification and completion.

Secondary Functions:

• Organize, guide and monitor the on-site labour force
• Assist in budgeting, bidding, and award of subcontracts.
• Assist in obtaining permits or approval of revisions.
• Gather project material submittals and maintain records of approvals at the job-site.
• Coordinate homeowner unit specifications with marketing staff
• Identify areas of work that are outside of subcontracted scope.
• Preside at pre-construction meeting with each subcontractor.
• Opening the jobsite at beginning of the day and securing the jobsite at the end of the day.
• Assist in hiring sub-tier employees.

Requirements:

• Specific experience delivering ICI Projects Required - in particular Interior fit-out
• Able to achieve Reliability Status, security clearance.
• Demonstrated experience as a site superintendent with thorough knowledge of scheduling, cost & quality control, blue prints, engineering drawings and building codes.
• 5 years hands on experience in the capacity of site superintendent.
• Self-motivated ability to work proactively.
• Valid class G driver’s license with clean drivers abstract.
• Excellent communication and interpersonal skills with trades, labours, project managers and clients.
• Knowledge of computer, Excel, Word, outlook experience and other project management softwares.
• Relevant degree or diploma in Construction related program or equivalent an asset. Engineer Degree is preferred.
• Trained in WHIMIS, Working at Heights, First Aid, Basics of Supervision (by IHSA) and Work Place Harassment.
• Overtime – weekend work may be required to meet project deadlines
• Dexterity of hands and fingers to operate a computer keyboard, mouse and other related small tools and equipment.

This position involves work at a construction site where duties will be performed both indoors and outdoors.
