Job summary

Chard is a BC-based real estate company leading a growing portfolio across Metro Vancouver, North Vancouver, and Greater Victoria. What This Role Is All About

The Senior Retail Property Manager leads the operational and financial management of Chard’s retail portfolio across stabilized and newly delivered mixed-use properties. The role is accountable for tenant relationships, property operations, lease administration, lease renewals, CAM budgeting and recoveries, financial performance, vendor and capital management, renewals, key dates, risk management, and portfolio reporting. Acting within approved policies, budgets, and delegated authority, the Senior Retail Property Manager resolves day-to-day matters, recommends action on material issues, coordinates cross-functional execution, and supports tenant retention, NOI growth, and long-term asset value.

  • Resolve day-to-day tenant and property matters within approved budgets, policies, lease requirements, and delegated authority.
  • Approve routine operating expenditures, vendor work, and service providers within established thresholds and procurement requirements.
  • Recommend action on material tenant, lease, legal, insurance, capital, financial, or reputational matters, supported by clear analysis.
  • Escalate matters outside delegated authority and implement approved retail operating, leasing, and capital strategies.
  • Manage lease extensions and renewals
What You’ll Be Doing
  • Serve as the primary operational contact for retail tenants, managing tenant relations, service requests, access, signage, loading, parking, waste, security, common area use, and lease compliance.
  • Coordinate shared retail and residential operations, contracts, systems, life safety requirements, and cost allocations.
  • Conduct inspections, resolve deficiencies, and identify opportunities to improve tenant experience, operational performance, retail activation, and asset value.
  • Balance tenant service with lease obligations, operating standards, ownership objectives, and approved property and brand strategies.
  • Support new retail assets through possession, fixturing, onboarding, and stabilization.
  • Coordinate operational requirements across Development, Construction, Leasing, Legal, Accounting, and Property Management.
  • Manage possession and turnover activities, including lease abstracts, notices, utilities, access, insurance, security, deficiencies, key dates, and handover documentation.
  • Apply practical knowledge of CRU conditions, landlord and tenant work, possession requirements, utility needs, and operational constraints.
  • Lead retail operating and CAM budgets, forecasting, variance analysis, recoveries, and financial performance monitoring.
  • Manage CAM billing and reconciliations, ensuring compliance with lease provisions, allocations, gross-ups, caps, exclusions, tenant-specific requirements.
  • Review invoices, accruals, and expenses for accuracy, recoverability, and budget alignment.
  • Maintain lease administration records, key dates, rent adjustments, operating cost provisions, insurance, security instruments, deposits, and contractual obligations.
  • Lead lease renewals and support leasing activity through tenant analysis, risk assessment, retention strategies, and execution planning.
  • Provide financial and operational recommendations related to tenant requests, capital investments, lease amendments, renewals, and occupancy risk.
  • Procure and manage service providers, contracts, and shared-service arrangements, including scopes of work, tendering, performance monitoring, safety, insurance, and compliance.
  • Identify repair, lifecycle, and capital requirements, contribute to capital planning, and coordinate approved projects through implementation and close-out.
  • Evaluate initiatives based on cost, recoverability, tenant impact, risk reduction, service enhancement, and asset value.
  • Own monthly retail reporting covering financial performance, recoveries, occupancy, arrears, renewals, maintenance, capital projects, tenant matters, risks, and required decisions.
  • Provide recommendations on operational improvements, expense control, tenant retention, risk mitigation, and capital priorities.
  • Act as the primary liaison between retail tenants and internal stakeholders across Property Management, Development, Accounting, Legal, Asset Management, Finance, Leasing, Marketing, and Brand.
  • Escalate material risks and maintain records, controls, procedures, and reporting tools that support accountability and audit readiness.
What You’ll Bring
  • 5 or more years of progressive retail, commercial, or mixed-use property management experience, including responsibility for tenant relationships, property operations, and financial performance.
  • Demonstrated experience with operating and CAM budgets, forecasts, variance reporting, recoveries, and year-end reconciliations.
  • Strong working knowledge of commercial lease administration, including operating cost provisions, key dates, rent steps, insurance, security instruments, and landlord and tenant obligations.
  • Experience managing vendors, service contracts, procurement, preventative maintenance, operating expenditures, and capital projects.
  • Ability to interpret financial, lease, and operating information, identify risks and opportunities, and present practical recommendations.
  • Strong organizational and communication skills, with the ability to manage multiple properties, tenants, priorities, and deadlines.
  • Experience with mixed-use developments, development handovers, CRU delivery, tenant improvements, possession, or stabilization is an asset.
  • Familiarity with asset management principles, NOI optimization, capital planning, Yardi, Power BI, or comparable platforms is an asset.
  • A valid property management licence, trading services licence, or related real estate licensing is considered an asset.

The salary range for this role is $115,000 - $135,000 plus bonus. Compensation for this role will be commensurate with experience, skills, and qualifications. We're happy to discuss salary expectations during the interview process.
