Job summary

Skyline Apartment, part of Skyline Group of Companies, seeks a Senior Analyst in Guelph to support investment, transaction, and asset management activities across the portfolio. You will underwrite acquisitions and dispositions, prepare investment recommendations, coordinate due diligence, and help identify opportunities to grow value across the portfolio.

Qualifications

• Advanced financial analysis, valuation, underwriting, forecasting, and investment modelling skills.
• Ability to build, review, and interpret complex Excel-based models.
• Proven communication skills for written recommendations, investment summaries, and board materials.

Responsibilities

• Lead and support financial underwriting for acquisitions and dispositions, including pro-forma modelling, rent roll analysis, operating statement reviews, market assumptions, sensitivity analysis, and valuation support.
• Monitor asset and portfolio performance, including occupancy, leasing trends, rental growth, operating expenses, capex, NOI, and budget-to-actual variances.
• Support asset management by identifying value creation opportunities, operational improvements, revenue enhancement, and risk assessment.
• Collaborate with internal teams to obtain, validate, interpret, and present portfolio information for transactions, valuations, reporting, financing, and strategy.
• Coordinate due diligence reviews for properties, including financial, operational, leasing, environmental, engineering, legal, and market information.

We're growing! We’re looking for a passionate, driven, and analytical candidate to join our Skyline Apartment team for the position of Senior Analyst, Skyline Apartment located at our office in Guelph, Ontario. This position will require you to report to our head office downtown Guelph 5 days a week.

Compensation: $80,000.00 annually plus bonus.

Job Description

As a Senior Analyst, Skyline Apartment, you will play a key role in supporting the investment, transaction, and asset management activities of Skyline Apartment REIT. From underwriting acquisitions and dispositions to preparing investment recommendations, coordinating due diligence, and helping identify opportunities to grow value across the portfolio, this role is all about turning complex information into clear, strategic insight. You’ll work closely with internal teams to support informed decision-making and long-term portfolio performance.

What You'll Be Doing

• Leading and supporting financial underwriting for acquisitions and dispositions, including pro-forma modelling, rent roll analysis, operating statement reviews, market assumptions, sensitivity analysis, and valuation support.
• Monitoring asset and portfolio performance, including occupancy, leasing trends, rental growth, operating expenses, capital expenditures, net operating income, budget-to-actual variances, and key performance indicators.
• Supporting asset management initiatives by identifying value creation opportunities, operational improvements, revenue enhancement strategies, expense management considerations, and risks that may impact business plan execution.
• Collaborating with internal teams to obtain, validate, interpret, and present portfolio information for transactions, valuations, reporting, financing, and strategic decision-making.
• Coordinating due diligence reviews for properties under consideration, including financial, operational, leasing, environmental, engineering, legal, and market-related information.

What You Bring

• Advanced financial analysis, valuation, underwriting, forecasting, and investment modelling skills, including the ability to build, review, and interpret complex Excel-based models.
• A clear and professional communication style, with experience preparing written recommendations, investment summaries, board materials, presentations, and reports.
• A detail-oriented approach with the ability to manage competing priorities, work independently, collaborate across teams, and meet deadlines in a fast-paced environment.
• A bachelor’s degree in Real Estate, Business, Finance, Accounting, Economics, Investment Banking, or a related field.
• A minimum of four years of related experience in real estate investment analysis, asset management, finance, accounting, preferably within the multi-residential sector.
• Experience with ARGUS, Yardi, or other real estate or property management systems is considered an asset.
