About this Role

The Residential Property Manager is responsible for the overall management of a residential portfolio including both existing and newly built highrise apartment buildings in alignment with the standardized practices of the property management team.

Key Responsibilities

  • Oversee daily weekly monthly and annual cycles of property management for existing buildings and new construction buildings
  • Prepare and manage operating budgets assist with capital planning and produce monthly and quarterly reports.
  • Coordinate rent collection lease approvals and address Landlord and Tenant Board matters including notices and hearings.
  • Supervise and support site staff including Building Superintendents Administration and Maintenance teams.
  • Coordinate property maintenance and service delivery ensuring adherence to budgets and quality standards.
  • Conduct regular site visits and inspections to maintain safety cleanliness and tenant satisfaction.
  • Respond to resident concerns and handle emergency situations to ensure a high standard of customer service.
  • Review and approve invoices and expenses within designated authority limits.
  • Support leasing and marketing efforts to minimize vacancy and optimize rental performance.
  • Ensure compliance with all applicable regulations and internal property management standards.

Education and Experience Requirements

  • 5 years of experience in property management including highrise apartment buildings.
  • At least 2 years in a supervisory or leadership role managing staff and contractors.
  • Strong understanding of residential leases and the Ontario Residential Tenancies Act.
  • Experience preparing and managing operating budgets and financial reports.
  • Completion of postsecondary education in Property Management or a related field.
  • Proficient in Microsoft Office; experience with Yardi is an asset.

Physical / Sensory Effort and Work Environment

  • This role may require overtime and hours of work can fluctuate.
  • Available to troubleshoot in emergency situations all hours of the week.
  • Schedule changes and open availability are required to suit the needs of the tenants and the property.
  • Providing service to several people or departments working under many simultaneous deadlines.
  • Willingness to be mobile as the role requires work to be performed primarily in the office but also onsite.
