MetCap Living Management Inc. is seeking a Building Resident Manager in Kingston

MetCap Living Management Inc., one of the largest private third-party property managers specializing in multi-residential property management, is a growth-oriented company with headquarters in Toronto, Ontario, and property operations across British Columbia, Ontario, Quebec, Nova Scotia, and New Brunswick.

We are offering a full-time opportunity for a Building Resident Manager at one of our properties in Kingston. The position includes apartment benefits, health benefits, and training.

Responsibilities

Physical Duties Daily:

• Check life safety systems and complete fire log book.
• Inspect boiler and electrical rooms, supply inventory.
• Inspect parking levels and exterior grounds.
• Inspect floors and grounds, noting deficiencies.
• Clean, mop, and clear debris from refuse chutes.
• Clean all elevator landings, lobby, back lobby/moving room, laundry room, parking level entrances, elevators, and equipment.
• Exterior cleanup.
• Complete snow logs during winter.
• Change garbage bins in the compactor room.
• Clean and maintain vacant suites.
• Review and complete repair requests.

Administrative Duties Daily:

• Collect and process rental payments.
• Take cheques to the bank.
• Coordinate and schedule trades, suppliers, and contractors with approved P.O.s.
• Update in-suite maintenance schedules.
• Manage correspondence and documentation.
• Prepare and approve P.O.s for work and process completed P.O.s.
• Respond to tenant inquiries and deliver notices.
• Conduct inspections and handle tenant communications.

Physical ability to lift up to 50 lbs is required.
