Resident Manager – couple

MetCap Living Management Inc. is one of the largest private third party property managers specializing in multi-residential property management. We are a growth oriented company with our head office located in Toronto, Ontario and property operations in British Columbia, Ontario, Quebec, Nova Scotia and New Brunswick.

MetCap Living Management Inc. is seeking a Building Resident Manager (couple) for one of our properties in Kingston. This great, full-time opportunity includes apartment benefit, health benefits, and training.

Physical Duties Daily:

1. Check life safety systems, complete fire log book
2. Inspect boiler and electrical rooms and supply inventory
3. Inspect parking levels and exterior grounds
4. Inspect floors and grounds and list deficiencies
5. Clean, mop, and clear debris from refuse chute
6. Clean all elevator landings, lobby, back lobby/moving room, laundry room, parking level entrances, elevators, equipment
7. Exterior clean up
8. Complete snow logs in the winter season
9. Change garbage bins in the compactor room
10. Clean vacant suites
11. Complete maintenance in vacant suites
12. Review and complete requests for repairs

Administrative Duties Daily:

1. Collect and process rental payments
2. Take cheques to the bank
3. Co-ordinate and schedule trades, suppliers, and contractors on approved P.O.s
4. Update in-suite maintenance schedule
5. Process all correspondence
6. Prepare P.O.s for approval by the Property Manager
7. Receive P.O.s for work completed
8. Send completed P.O.s to AP
9. Answer tenant inquiries
10. Filing documentation
11. Prepare and complete incoming and outgoing inspections
12. Deliver tenant notices
13. Tenant communications
14. Lift up to 50 lbs
