Job summary

TEEMA Group in Chilliwack, BC is seeking a Resident Maintenance Manager to oversee maintenance for two apartment locations and one townhome site totaling 183 units. You will cultivate positive relationships with residents and ensure properties are well maintained.

The role requires handyman skills, strong communication, and knowledge of BC Residential Tenancy Act. On-site duties include repairs, preventive maintenance, and coordination with the Property Manager.

Qualifications

Responsibilities

• Assist with leasing and marketing residential units, including tenant screenings.
• Build positive relationships with tenants and respond to concerns.
• Attend to and perform minor repairs (faucets, drains, locks, electrical, etc.).
• Troubleshoot maintenance issues and emergencies.
• Respond to after-hours emergency calls promptly.
• Conduct daily property rounds to maintain security and cleanliness.
• Collaborate with building team members as needed.
• Complete turnover painting and repairs of rental suites.
• Process maintenance requests promptly and report to the Property Manager.

Overview:
As the Resident Maintenance Manager, you will be the primary maintenance provider for residents at our two apartment locations and one townhome location in Chilliwack, totaling 183 units. You will play an integral role in developing and maintaining positive relationships with residents and ensuring the properties are well maintained. The ideal candidate will be approachable, proactive, and professional, with strong cleaning and maintenance skills and a general knowledge of the BC Residential Tenancy Act and Regulations. This portfolio requires previous experience in the Property Management industry.

What you will be doing:
Duties and responsibilities will include, but are not limited to:

• Assist with leasing and marketing residential units, including interviewing prospective tenants, conducting tenant screenings, and performing reference checks.
• Build positive relationships with tenants and respond promptly to their concerns.
• Attend to and perform minor repairs, such as fixing leaky faucets, clearing drains, changing locks, making hardware adjustments, performing minor electrical repairs, etc.
• Troubleshoot and resolve unexpected maintenance issues and emergencies.
• Respond to emergency calls quickly and efficiently, both during regular hours and after-hours.
• Conduct daily rounds of the property to ensure security standards are maintained for residents.
• Work effectively with other building team members.
• Help maintain the building to a high standard of cleanliness.
• Complete turnover painting and repairs of rental suites to prepare them for rental.
• Complete maintenance requests from existing tenants in a timely manner.
• Provide the Property Manager with regular updates and advise on preventative maintenance measures.

• Proven handyman skills.
• Efficient painting and drywall repair skills.
• Carpentry and/or renovation experience.
• Knowledge of building systems and maintenance.
• Basic knowledge of landscaping.
• General understanding of the BC Residential Tenancy Act and Regulations.
• Ability to understand situations from another person’s perspective, communicate your own perspective effectively, and influence positive outcomes while maintaining a calm demeanor at all times.
• Ability to provide a criminal record check and maintain an excellent credit rating is essential.
• Reliable vehicle and valid driver’s licence.

Salary/Rate Range: $55,000 – $65,000 per year CAD
