Concert Properties Ltd. is seeking a hands-on Maintenance Technician for a purpose-built rental building in the North Harbour community.

The role is resident-facing with district energy and complex plant equipment, including energy transfer and reheat plant. Qualifications

• 3+ years of experience in residential building maintenance.
• Plumbing repairs and leak response; minor electrical, drywall/paint, door hardware, locks/closers, basic carpentry.
• Experience with building mechanical systems (hydronic heating, pumps, valves, HVAC) and coordinating service contractors.
• Basic BAS/DDC knowledge (alarms, schedules, setpoints).
• Strong communication and customer service; able to handle resident concerns professionally.
• Organized, reliable, and able to work independently with good follow-through.
• Valid BC driver's license; occasional travel between sites.
• Knowledge of Residential Tenancy Act BC, Human Rights Code, PIPA, Fire Code and Worksafe BC.
• 5th Class Power Engineering Ticket an Asset.

Responsibilities

• Complete resident service requests efficiently, professionally, and with clear communication to residents.
• Support suite turnovers, including inspections, repairs, and coordination of trades.
• Coordinate access and maintenance needs for retail tenants within the mixed-use building.
• Perform regular inspections of common areas, parkade, exterior, retail areas, and service spaces.
• Identify and address leaks, alarms, and life-safety concerns.
• Respond to urgent issues affecting residential or retail areas (e.g., leaks, access, lighting).
• Assist with operating and troubleshooting building systems such as pumps, valves, hydronic distribution, and energy transfer equipment.
• Support contractors and Lonsdale Energy during outages or equipment issues and ensure proper documentation.
• Provide basic building operations support for heat pumps, cooling tower, and boilers at 889 Harbourside.
• Execute and document preventative maintenance and maintain organized records and workspace.
• Coordinate and oversee vendors to ensure safety, quality, and proper completion of work.
• Manage inventory and supplies for maintenance operations.
• Participate in emergency responses for leaks, alarms, equipment failures, and security incidents.
• Support fire/life safety compliance and checks.
• Participate in the after-hours on-call rotation.
