The Toronto United Church Council (TUCC) works with church communities to connect resources with ministry by providing professional advice, financial support, property services, and leadership development.

As part of its growing portfolio of property and rental management services across Ontario, TUCC has entered into agreements for the direct management of two fully renovated and modernized church properties in Toronto.

Through Spaces United, we connect high-quality spaces with individuals, businesses, community organizations, and not-for-profits. Spaces United creates new opportunities for churches and communities to maximize the use of their facilities while generating sustainable revenue for ministry and community impact.

About the Role

The Rentals Manager will play a key role in growing and managing TUCC's rental and tenancy business. The position is responsible for generating new rental revenue, developing relationships with prospective tenants and renters, stewarding existing relationships, and ensuring an exceptional customer experience.

The Rentals Manager will oversee the full rental cycle, including business development, marketing, sales, tenant and renter relationships, lease and rental negotiations, event bookings, and ongoing account management. Working closely with the Director of Property Services and facility operations teams, the Rentals Manager will ensure that the needs of tenants and renters are met while maximizing the revenue potential and long‑term sustainability of TUCC‑managed properties. The role includes the primary responsibilities outlined in the job description, but the employee will also be expected to handle any additional tasks that may arise.

Key Responsibilities
Business Development and Revenue Growth
  • Develop and implement strategies to increase rental and tenancy revenue across TUCC-managed properties.
  • Identify, research, and pursue opportunities for new long-term tenants, recurring renters, and one-time event bookings.
  • Develop relationships and partnerships with businesses, community organizations, not-for-profits, and other potential clients.
  • Use market knowledge and an understanding of each property's unique strengths to identify and develop new business opportunities.
  • Maintain a strong understanding of relevant markets, including corporate events, meetings, conferences, weddings, milestone celebrations, community events, concerts, and theatrical or cultural performances.
  • Work collaboratively with the TUCC team to achieve annual revenue targets and support the long‑term sustainability of each property.
Tenant and Renter Relationship Management
  • Oversee relationships with prospective and existing tenants and renters.
  • Manage the full tenancy and rental lifecycle, including inquiries, negotiations, agreements, renewals, terminations, move‑ins, and ongoing space requirements.
  • Build strong relationships that support tenant and renter satisfaction, retention, and repeat business.
  • Anticipate client needs and work with the property and operations teams to develop strategies and action plans that enhance the customer experience.
  • Ensure tenancy and rental agreements are administered appropriately and in compliance with applicable laws, regulations, and organizational policies.
Event Sales and Management
  • Manage the sales process for event rentals, from initial inquiry through contract and booking confirmation.
  • Coordinate the logistical requirements of events in collaboration with clients, facility staff, and external service providers.
  • Oversee the successful execution of a wide range of events, including business meetings, conferences, workshops, celebrations, and community events.
  • Ensure event clients receive professional, responsive, and high‑quality experience throughout the booking process.
Financial Management and Reporting
  • Develop and manage annual rental revenue and expense budgets.
  • Monitor financial performance and report on revenue, expenses, and budget variances.
  • Provide quarterly reports, metrics, and analysis related to occupancy, bookings, sales activity, customer satisfaction, and revenue performance.
  • Use data and market insights to identify trends and opportunities for improvement and growth.
Systems and Administration
  • Maintain accurate tenant, renter, booking, and revenue information within the Spaces United rental and booking platform.
  • Ensure rental and tenant records, agreements, and related documentation are current and properly maintained.
  • Support the ongoing development and improvement of systems, processes, and tools that strengthen the efficiency and effectiveness of the rental operation.
Leadership and Collaboration
  • Provide leadership, direction, and support to the Spaces United Website Manager and Hosts Program.
  • Manage and mentor staff in a thoughtful, professional, and supportive manner, while encouraging ongoing professional development.
  • Work closely with the Director of Property Services, property managers, operations staff, and other members of the TUCC team.
  • Contributes to a positive workplace culture characterized by collaboration, professionalism, innovation, and strong communication.

Qualifications and Experience
The successful candidate will have:
  • A minimum of five years of progressively responsible experience in business development, sales, special events, property management, hospitality, or a related field.
  • Post‑secondary education in Event Management, Marketing, Communications, Business, or a related field, or an equivalent combination of education, training, and relevant experience.
  • Demonstrated success in generating revenue, developing new business opportunities, and achieving sales or rental targets.
  • Experience managing event rentals or coordinating the logistics and execution of events.
  • Experience negotiating leases, rental agreements, or other business contracts.
  • Strong relationship management, communication, and customer service skills.
  • Experience managing budgets, monitoring financial performance, and reporting on variances.
  • Experience managing and developing staff.
  • Strong organizational and project management skills with exceptional attention to detail.
  • A high level of proficiency in Microsoft Word, Excel, PowerPoint, and Canva.
  • Experience with customer relationship management, booking, property management, or rental management software would be an asset.
Reporting Relationships
Reports to: Director of Property Services
Remuneration and Working Conditions
  • Full‑time, permanent position.
  • Salary and benefits will be commensurate with qualifications and experience.
  • Target Hiring Rate: $65,000 to $75,000 per annum
  • The position is primarily based on‑site at 49 Bogert Avenue, Toronto.
  • Regular office hours with flexibility required to meet operational needs.
  • Evening and weekend work will occasionally be required in support of events, tenants, and rental activities.
