Job summary

Athlete Institute is seeking a disciplined Residential Property Manager to lead a private residential division of up to twelve luxury residences across Southern Ontario. You will act as the single contact for estate operations, budgeting, vendor management, and renovations—no public leasing or tenant management.

The role requires autonomous work from a home office, strong discretion, and hands-on oversight of licensed trades and CMMS software. A company vehicle is provided for portfolio travel.

Qualifications

• 5+ years in high-end residential, estate, facilities, or construction property management.
• Financial literacy with budget building and variance review.
• Strong building systems knowledge and trade management across Southern Ontario.
• Valid Ontario Driver’s License; company vehicle provided for portfolio travel.
• Autonomy to work from home office with self-management and discipline.
• Discretion and owner-facing communication; proactive issue resolution.
• Proficient with digital property management platforms (CMMS).
• Trade certification or PM designation is a strong asset.

Responsibilities

• Design and implement preventative maintenance schedules and property manuals.
• Recruit, vet, manage licensed trades; verify WSIB clearance and insurance.
• Conduct inspections and oversee 24/7 emergency response for urgent issues.
• Plan, budget, and supervise renovations and grounds projects.
• Build annual operating budgets and 12‑month capital plans; track spend and code invoices.
• Lead software rollout for property management and coordinate field techs.
• Serve as primary liaison to owners with confidential monthly reports.
