About The Role
Reporting to the Manager of Real Estate, the Real Estate Coordinator is responsible for supporting the management of the City of St. Catharines' real estate portfolio. This includes maintaining records of City-owned and leased properties, conducting research for leasing, acquisition, and disposal, and managing insurance certificate inventories to ensure compliance. The role aims to organize realty records for efficient and cost-effective handling of the City's real estate matters.
What You Will Be Doing
- Conduct research on real estate values, market rents, and property ownership using City, Regional, MPAC data, and other geo-referenced tools, aerial imagery, and information systems.
- Respond to inquiries and manage real estate and insurance-related information, including emails, phone calls, in-person meetings, and other activities, ensuring the provision of accurate information to support decision-making and problem-solving.
- Maintain realty records, including invoicing, tracking and collection of lease payments, renewal and termination dates, MPAC assessment notices, and surplus land listings.
- Support lease negotiations, acquisitions, disposals, and permission-to-enter agreements.
- Lead the Property Coordinating Committee in the circulation and review of property dispositions/acquisitions.
- Prepare detailed reports and recommendations for Council in accordance with municipal by-laws.
About You: Qualifications
- Two (2) year College Diploma in Business Administration, Law Clerk or Real Estate.
- Two (2) years of current experience directly related to real estate including experience relevant to market conditions, negotiation of leases, property management, and legal documents preferably within a municipal environment.
- Professional Right of Way Certification through the International Right-of-Way Association (IRWA), or accreditation through the Accredited Appraiser Canadian Institute (AACI) is preferred.
- Working knowledge of property appraisal practices and principles, real estate acquisition, leasing/licensing and assessment, land use, zoning and building codes.
- Understanding of Geographic Information Systems and related property software.
- Understanding of Municipal Property Assessment and property taxation.
- Knowledge of acquisition and disposal of property (leasehold, fee simple, easement), appraisal principles and insurance related issues.
Skills
- Proficiency in Microsoft Office programs and the ability to quickly adapt to new software.
- Strong analytical and organizational skills with well-developed written and verbal communication skills.
- Ability to work independently and in a team, manage multiple assignments, and operate within tight deadlines.
- Organized in processing and maintaining files and paperwork.
Other Requirements
- Valid Ontario Driver’s Licence, Class “G”, with a clean driving record.
- Commitment to safety culture.
- Completion of Ministry of Labour Worker Health and Safety Awareness training.
- Proof of education upon hire.
