Job summary

The Calgary Airport Authority is seeking an experienced Real Estate Manager to maximize the value of airport lands and assets across Calgary and Springbank, lead leasing initiatives, and support long‑term growth.

Based in Calgary, the role focuses on commercial leasing, contract negotiations, and cross‑functional collaboration with Finance, Legal and Development Services to support growth and regulatory compliance.

Qualifications

• Post-secondary education in business, planning, real estate, airport land development, or related field.
• Minimum of 6 years of experience in real estate management, development and leasing.
• Experience in aviation or transportation sector is highly desirable.
• Knowledge of contract law and leases.
• Ability to work cross-functionally and balance stakeholders’ interests.

Responsibilities

• Cultivate strong relationships with tenants to develop growth plans and referrals.
• Negotiate and structure leases to maximize the airport’s land base utilization.
• Steward leases through leasing and development processes and explain YYC procedures to tenants.
• Prepare and manage leases, LOIs, MOAs, proposals, and trade sheets.
• Prepare financial analyses and modelling for proposed leases.
• Represent the Authority with brokers and developers.
• Support the active prospect pipeline and revenue forecasts with sub‑tenants and clients.

Status: Full-time term (12-month term), Unionized

Work environment: Hybrid (3 days in office, 2 days WFH). Employees must be available to work in the office up to five (5) days per week when required to support business priorities.

WHAT’S THE TEAM LIKE

At Calgary Airports, our Real Estate team is responsible for maximizing the value of our airport lands and assets in both Calgary and Springbank Airports, while creating opportunities that support the long‑term growth and sustainability of our airports. Through strategic business development, leasing, land development, and portfolio management, the team helps transform airport property into thriving commercial opportunities that generate revenue, attract investment, and strengthen our role as an economic driver for the region.

WHAT ARE SOME OF THE RESPONSIBILITIES

• Cultivate strong, productive relationships with existing tenants to develop growth plans and ensure continuous development of other contracts and referrals.


• Negotiate and structure business terms of land or property leases with tenants to maximize utility of the airport’s land base.


• Steward all leases through the leasing and development processes. Act as a subject matter expert to ensure tenants are well-informed of YYC processes and procedures.


• Prepare and manage tenant leases, sub leases, LOI’s, MOA’s, proposals, presentations, and trade sheets.


• Prepare financial analysis and modelling of proposed leases to ensure all agreements meet YYC objectives.


• Represent the Authority in relationships with brokers and developers.


• Support the active prospect pipeline and revenue forecasts, process and negotiate agreements with sub‑tenants, clients, and Transport Canada.


• Develop and adhere to processes for marketing, competing, and awarding business development opportunities, including coordination with Finance, Legal, and Development Services teams.


• Remain current with changes in development regulations, standards, and processes established by the municipality as well as industry regulations and best practices and apply changes accordingly. Disseminate appropriate information to other departments affected by regulatory constraints on development and construction.


• Post‑secondary education in business, planning, real estate, airport land development, or a related field. Relevant professional experience may be considered in lieu of formal education.


• Minimum of 6 years of experience in real estate management, development, and leasing, with a focus on commercial properties. Experience within the aviation or transportation sector is highly desirable.


• Proven track record in managing real estate projects, negotiating leases, and optimizing property performance.


• Knowledge of contract law and leases.


• Understanding of landlord/tenant relations and requirements of each party as it relates to lease provisions.


• Knowledge of financial pro‑formas in order to evaluate vitality of businesses; basic mathematics of finance to determine net present value for assessing business undertakings.


• Knowledge of tenant space development processes and requirements


• Knowledge of assignment/sale of businesses.


• Knowledge of budgeting & accounting practices (Financial Statements, Record Keeping).


• Ability to work as a team player cross‑functionally and balance the interests of the organization with its partners.


• Consumer focused, with a mindset of always ensuring decisions are made with the consumer in mind.


• Highly adaptable, proactive, and persistent with the ability to perform under pressure in a fast‑paced environment.

WHAT ADDITIONAL SKILLS ARE AN ASSET

• Bilingual in English and French


• Knowledge of airport policies and procedures.


• BOMA/BOMI Certification or equivalent.
