Summary

The Property Manager, Commercial, provides overall operational oversight of a portfolio of eight commercial properties across the Greater Toronto Area, with responsibility for maintenance, capital planning, budgets, projects, and preserving the long‑term condition and value of the assets. Reporting to the Director, Commercial Real Estate, the role proactively identifies priorities, exercises sound business judgment, and directs resources to deliver effective, cost-conscious solutions.

Salary Range

$100,000 - $120,000 per year plus a monthly car allowance

What You'll Get To Do
Portfolio & Asset Oversight:
  • Provides day-to-day oversight of portfolio operations, and directs resources based on condition, risk, cost, and impact on the assets.
  • Identifies building and operational priorities and makes informed decisions on required maintenance, repairs, capital improvements, and other property-related matters.
  • Determines where to repair, defer, or replace building components and systems, balancing immediate operational needs with long‑term asset requirements.
  • Develops multi‑year capital and lifecycle plans to proactively address building needs and preserve the condition and value of each asset.
  • Exercises independent judgment within established budgets and priorities, escalating matters that carry significant financial, legal, or strategic implications.
Capital Planning & Budget Management
  • Recommends and manages capital expenditures across the portfolio, evaluating major building systems and replacements, and prioritizing projects based on need, cost, risk, and long‑term value.
  • Prepares and manages annual operating and capital budgets, controlling costs, tracking variances, and ensuring spending aligns with the financial objectives of each property.
  • Makes and communicates spending decisions on maintenance and capital work, weighing cost, urgency, longevity, and return on investment.
  • Reviews purchase orders and vendor invoices promptly, ensuring work is completed as scoped and invoices accurately reflect work performed and amounts owed.
Maintenance & Building Operations Oversight
  • Directs the maintenance and repair program across the portfolio, ensuring building systems, common areas, and tenant spaces are maintained in strong operating condition.
  • Assesses maintenance and building issues, determines appropriate and cost‑effective solutions, and takes a hands‑on approach to resolving issues while directing team members, contractors, or trades as required.
  • Establishes and oversees preventative maintenance programs to proactively address building needs and reduce reactive maintenance costs.
  • Oversees property inspections and condition assessments, using findings to inform maintenance priorities and capital planning.
  • Ensures buildings remain compliant with applicable codes and regulations, including fire safety and emergency response requirements.
Renovations & Capital Projects
  • Oversees renovation, base-building, and tenant improvement projects from planning through completion, with accountability for scope, budget, timeline, and quality.
  • Reviews spaces and develops recommendations for repairs, layouts, and tenant improvements that maintain marketability and support re‑leasing.
  • Directs internal team members, contractors, and trades through each phase of a project, resolving issues and keeping work on scope and budget.
Team, Contractor & Vendor Management
  • Provides leadership and direction to team members, setting priorities, standards, and expectations and ensuring work is completed safely and effectively.
  • Selects, manages, and holds contractors and vendors accountable, monitoring performance to ensure work is completed safely, on time, on budget, and to standard.
  • Builds and maintains a reliable network of qualified trades and service providers to support the portfolio efficiently and competitively.
Leasing & Tenant Support
  • Supports leasing activity by ensuring available spaces are maintained in showing‑ready condition and conducting property showings or stepping in as required.
  • Advises on tenant improvement requirements, feasibility, and cost, and oversees the preparation of spaces for new occupants.
  • Maintains strong tenant relationships, responding to building‑related needs in a way that supports retention and satisfaction.
Who You Are
  • Progressive experience in commercial real estate, facilities, or property management, including responsibility for managing budgets, capital, and multiple properties.
  • Real estate experience is a strong asset, including familiarity with commercial leasing, tenant relationships, and how building decisions affect asset value.
  • Strong understanding of commercial building operations, maintenance, and building systems, including HVAC, plumbing, electrical, mechanical systems, and general construction.
  • Proven decision‑making, problem‑solving, and troubleshooting skills, with the ability to assess issues, determine practical solutions, and exercise sound judgment across maintenance, capital, and operational matters.
  • Practical, hands‑on approach to property operations, with the ability to assess building needs and direct appropriate resources to address them.
  • Demonstrated leadership experience, with the ability to effectively direct team members, contractors, and vendors to deliver results.
