JOB DESCRIPTION SUMMARY

Responsibilities include :

  • Managing the day-to-day operations of an assigned property, including overseeing team members, daily activities, and resources to meet financial and operational goals.
  • Ensuring property operations comply with company policies, the Canadian Human Rights Act, Provincial Fair Housing Laws, Fair Credit Reporting Act, and other relevant laws and regulations.

Job Responsibilities

  • Develop budgets for assigned properties by analyzing financial statements, reviewing marketing data, and assessing operational reports to predict performance patterns.
  • Achieve targeted revenues by setting rent rates, ensuring timely collection of rent and fees, making deposits, and preparing financial reports.
  • Approve vendor invoices, reconcile work or purchases, verify insurance certificates, code charges appropriately, and communicate with vendors and accounting.
  • Control expenditures within approved budgets and manage petty cash funds.
  • Oversee lease enforcement, including application approval, rent discounts, lease renewals, inspections, notices, evictions, and collection of late fees.
  • Analyze market trends and develop marketing and leasing strategies to meet occupancy and revenue goals.
  • Promote resident satisfaction and retention by responding promptly to inquiries and resolving service issues, ensuring maintenance standards are met.
  • Conduct property inspections to ensure safety, cleanliness, and appeal of grounds, buildings, and amenities.
  • Supervise property staff, including hiring, training, and performance management.
  • Assist in managing client / owner relationships through meetings, property tours, and updates.
