Job summary

Qualifications

  • Knowledge of Yardi Voyager is an asset.
  • MS Office and Adobe Acrobat proficiency.

What this job involves:

We are seeking a Property Manager for one of JLL’s key client portfolios in Mississauga and the GTA. The main building is located in Mississauga where the team works three days per week (Tuesday, Wednesday and Thursday). Other buildings are located in Etobicoke, Burlington and North York. A vehicle is required for site visits including frequent inspections and tenant interactions.

The Property Manager who will play a crucial role in maintaining open communication with tenants, promptly attending to their requests and complaints in accordance with our company standards and procedures. As part of our team, we will rely on your superior customer service skills, ensuring tenants are comfortable and security, operational, and financial inquiries are addressed effectively. Additionally, you will play a key role in managing, coaching, and mentoring our building operations and administrative staff.

What your day-to-day will look like:
  • Lead a team responsible for the administration and operations of the property
  • Manage, coach, and mentor building operations and administrative staff
  • Oversee and initiate capital projects, tenant improvements, common area renovations or system upgrades/replacements and ensure they are completed per established standards, within allocated budget and set time frames
  • Work closely with operation to oversee the execution of a preventative maintenance program for plant and equipment
  • Develop and maintain strong working relationships with tenants by being “customer obsessed”, focused on proactive problem solving and dealing with tenant issues and requests promptly and in line with company policies
  • Oversee provision of services from third‑party service providers such as cleaning, security and parking management, ensuring that they are in‑line with agreed service standards and within approved budgets
  • Maintain proactive communications to tenants regarding property management issues, construction and neighborhood events
  • Ensure established processes, systems and best practices are maintained and adapted at the property to maximize net income. Remain up to date through continuing education and/or membership in industry organizations
  • Conduct regular detailed inspections of the property and take appropriate action to make sure maintenance and safety standards set are either met or exceeded
  • Lead the preparation of the annual operating budgets, track variance and ensure adherence to approved budget
  • Oversee the preparation of quarterly and monthly reports as required
  • Ensure that all administrative tasks i.e., reports for damage and liability, procedures, rules and regulations for security, emergency and maintenance and tenant information packages are always available and current
  • Monitor collection of rental payments, recoveries, operating cost escalations, etc. as specified in leases. Undertake arrears collection, assists with eviction proceedings, liaise with lawyers, collection agencies etc. to ensure proper collection of account receivables
  • Implement processes, systems, and best practices to maximize net income and collaborate with leasing for optimal occupancy
  • Ensure that all vacant space always remains in marketable and ready state
  • Work with tenants to coordinate and review tenant renovation plans. Reviews plans, coordinates consultant reviews and ensures overall compliance with established technical and retail design standards
  • Perform other property management tasks that may be assigned from time to time
Qualifications:
  • 5+ years’ experience in property management
  • 2+ years in a leadership role in a commercial setting is preferred
  • Driver’s license and reliable vehicle
  • Strong financial acumen and experience with capital budgets
  • Industry-related certification is considered an asset
  • Strong working knowledge of MS Office and Adobe Acrobat
  • Knowledge of HVAC, building systems, construction process, and ability to read drawings required
  • Knowledge of Yardi Voyager an asset
Estimated compensation for this position:

80,000.00 – 110,000.00 CAD per year

This range represents the estimated base salary and actual compensation may differ. Final base salary is determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations. Some roles and employees may be eligible for discretionary bonuses, benefits, or other compensation.
