*_CONDOMINIUM PROPERTY MANAGER_*DEPARTMENT: OperationsREPORTS TO: Senior ManagementOVERALL RESPONSIBILITYManages the day to day operations and assets of the Condominium Corporation.KEY AREAS OF RESPONSIBILITY*(A) **PHYSICAL BUILDING MANAGEMENT *Plans and manages building maintenance repair programs through staff and third-party contractorsMonitors the quality of all repairs and maintenanceNegotiates and monitors building service contractsManages administration, operations and security programs, ensuring optimum building performanceOn-going review of reserve fund study and implement as applicable (requires Board approval)Pro-active regular building inspectionManagement of special projects as requiredImplements seasonal maintenance programsMaintains cohesive relationship with the SuperintendentInterface with Developer and Tarion to ensure completion of Performance AuditImplements Declaration with respect to insurance and suite repairs*(B) ADMINISTRATION*Acts as prime contact with the Board of DirectorsPrepares Monthly Board of Directors Information Package including Monthly ReportAttends Board MeetingsSupervises all corporation employees and outsourced contract employees and contractorsAssists Board in development and implementation of corporate policies (i.e. Harassment Policy)Prepares and delivers AGM materials to owners in accordance with Condominium Act of OntarioEnsures the integrity of the Resident Registry FilesEstablishes 24-hour emergency response procedureActs on behalf of the Corporation in resolving residential issues*(C) **FINANCIAL*Prepares and manages capital and operating budgetsImplements expenditures in accordance with Board policyReviews monthly unaudited financial statements and prepares financial variance analysisReviews arrears and ensures timely collectionMaintains a working knowledge of Corporation?s investment plan*(C) COMPLIANCES *Enforces the corporation?s documentation including rules, regulations and by-laws, as set out in the corporation?s Declaration in accordance with the Condominium Act of OntarioEnforces Legislative Codes pertaining to Life Safety, Human Rights issues, Municipal Codes, PIPEDA and WSIBStrong working knowledge of the Condominium Act of OntarioCMRAO LICENSEQUALIFICATIONSValid License from the CMRAOSeveral years of proven experience in condominium property managementCompletion of, or enrollment in ACMO RCM programParticipates in professional development coursesStrong customer service skillsExcellent organizational skillsSuperior communication skills, oral and writtenDisciplined record keeperProactiveProvides leadership in dealing with Corporation emergenciesJob Types: Full-time, PermanentPay: From $50,000.00 per yearBenefits:* Dental care* Extended health care* Paid time off* Vision careSchedule:* 8 hour shift* Monday to Friday* On callExperience:* Property Management: 3 years (preferred)Licence/Certification:* CMRAO License (required)Work Location: In person
