SUMMARY

The Property Manager position supports and assists in managing commercial real estate in accordance with Management Agreements. The Property Manager oversees all aspects of daily property operations, including accounting, tenant relations, maintenance, security, janitorial services, landscaping, snow removal, etc. The role involves handling tenant complaints and service requests, preventative maintenance, and assisting in the preparation of the annual budget, reporting, capital planning, and financial performance analysis of the property.

KEY DUTIES & RESPONSIBILITIES

  1. Maintain positive tenant relationships through professional responsiveness and proactive issue resolution, ensuring tenant expectations and landlord criteria are met.
  2. Provide excellent tenant service by responding promptly and courteously to requests, generating work orders, and following up to ensure satisfaction. Ensure 24-hour emergency coverage for the property.
  3. Act as the primary tenant liaison to coordinate tenant construction activities and landlord work, ensuring they are well-organized and proactively managed in line with lease obligations.
  4. Meet with property management teams, tenants, vendors, contractors, and senior management as needed to review operations and support the resolution of challenges and implementation of new initiatives.
  5. Manage all relevant tenant communications effectively.
  6. Ensure compliance with fire, life, health, and safety regulations within the building.
  7. Uphold the building's presentation to maintain a best-in-class image at all times.
  8. Assist in maintaining the resources and financial performance of the property.
  9. Coordinate tenant and stakeholder meetings.
  10. Contribute to initiatives aimed at enhancing tenant and owner relations.
  11. Lead and develop property management staff.
  12. Take ownership of organizational goals and seek opportunities to add value.
  13. Manage and report on non-conformances and critical incidents.

KNOWLEDGE & SKILLS

  • Community college diploma or equivalent training (e.g., CPM, RPA, FMA).
  • 5 to 10 years of relevant commercial real estate property management experience.
  • Effective communication skills in both English and French, orally and in writing.
  • Proficient in MS Word, PowerPoint, Outlook, and Excel.
  • Security Level 2 clearance.

Licenses and / or Professional Accreditation

  • CFM through IFMA
  • CPM through the Institute of Real Estate Management
  • FMA Designation through BOMI
  • RPA through BOMI
