Job summary

Kerry’s Place, Head Office – Newmarket, invites applications for a Property Maintenance Manager role. You will lead maintenance operations for our Supported Living properties, translating strategic goals into annual action plans and supervising the maintenance team.

You will develop preventive and corrective maintenance programs, manage budgets, and oversee work orders, contracts, and safety compliance to ensure safe, well-maintained environments for persons supported and staff.

Qualifications

  • Minimum five years of property or facilities maintenance experience.
  • At least 2 years in a supervisory or leadership role.
  • Strong knowledge of trades, building systems and safety.
  • Experience managing budgets, capital projects and vendors.
  • Familiar with property management software and Computerized Maintenance Management Systems (CMMS).

Responsibilities

  • Lead maintenance operations for Kerry's Place Supported Living properties.
  • Develop preventive and corrective maintenance plans for approval and oversee implementation.
  • Oversee work order management from intake through completion and closure.
  • Manage capital projects and vendor contracts in collaboration with the Director.
  • Ensure compliance with health, safety and regulatory requirements.

About theRole:

Reporting to the Director, Property Management & Development, the Property Maintenance Manager is responsible forleading maintenance operations for Kerry's Place Supported Livingproperties. The Manager translates organizational property and capitalstrategies into annual operating plans and is accountable for preventive andcorrective maintenance programs, work order performance, approved capitalproject delivery, vendor and contract management, operating budget management,regulatory compliance, and the performance of the property maintenance team.The Manager provides direct supervision to Property Maintenance Coordinatorsand Property Maintenance Workers.

Responsibilities may include:
  • Through actions, supports the Mission, Vision, Values and Strategic Plan of Kerry’s Place
  • Reviews and adheres to all Policies and Procedures, including Finance & Administration; Services & Supports; Human Resources; Health & Safety; and all others
  • Adheres to Manager responsibilities for Health & Safety as defined by the Occupational Health and Safety Act and other applicable regulations
  • Serve as the point of contact on property management matters, and collaborates with both internal and external stakeholders to support the preventive and corrective maintenance needs of the organization
  • Develop annual preventive and corrective maintenance plans for approval by the Director, Property Management & Development and oversee their implementation
  • Establish maintenance priorities, service standards, escalation protocols and resource plans.
  • Ensuremaintenance activities support safe, compliant and well-maintained environmentsfor persons supported and employees
  • Reviewoperational results and take corrective action where service standards are notachieved
  • Own the work order management process from intake and prioritization through completion and closure
  • Establish and monitor key performance indicators for response time, completion time, backlog, preventive maintenance completion, repeat repairs and customer service
  • Reviewoverdue, high-risk and recurring work orders and ensure appropriate escalationand resolution
  • Ensuremaintenance records and supporting documentation are complete, accurate andcurrent
  • Lead implementation of approved capital projects and major renovations with support from Director, including scope, schedule, budget, risk and quality management.
  • Prepare capital budget recommendations, project business cases and supporting condition information for the Director
  • Approvecapital invoices within delegated authority and elevate invoices requiringDirector or other approval in accordance with organizational policy
  • Overseeproperty condition assessments, asset lifecycle information and maintenancedata used for capital planning
  • PreparePartner facility renewals to align with the property condition assessment and lifecycle information and maintenance data
  • Develop the annual maintenance operating budget in conjunction with Finance Department and the VP of Supportive Living and monitor expenditures, commitments and forecasts
  • Manage facility maintenance and service contracts for Supported Living sites within delegated authority
  • Leadvendor selection and contract management in collaboration with Procurement inaccordance with policy
  • Conductvendor performance evaluations and address service, quality, cost or complianceconcerns
  • Reviewand approve operating maintenance invoices within delegated authority
  • Ensure maintenance operations comply with applicable health, fire, building, safety and regulatory requirements
  • Develop and implement routine inspection schedules for HVAC, plumbing, electrical, and life safety systems to prevent major infrastructure failures
  • Overseeinspection schedules, fire safety plans, drills, audits and timely completionof corrective actions
  • Ensure required property and compliance recordsare maintained and available for review
  • Provide direct leadership and supervision to Property Maintenance Coordinators and Property Maintenance Workers, including coaching, performance management, training and development
  • Assignwork, clarify decision rights and ensure Coordinators execute approvedmaintenance plans and projects
  • Establishteam objectives and performance expectations aligned with departmental keyperformance indicators
  • Maintainrelevant training plans and succession strategies for the property maintenanceteam
  • Develop and maintain positive relationships with employees, persons supported, families, vendors and other stakeholders
  • Ensuremaintenance services support safety, stability, dignity and quality of life forpersons supported
  • Promoteproactive property care to prevent minor deterioration from becoming majorrepairs or service disruptions
  • Ensure the health and safety of persons supported in accordance with Ontario Regulation 299/10 Quality Assurance Measures and applicable provincial and municipal requirements
  • Ensureprofessional and thorough records are maintained and kept current for all sites
  • Other duties as assigned
EducationQualifications :
  • University Degree or Secondary education in a related field such as Business, Engineering or Facilities Management, or recognized equivalent, or trades certification, together with relevant progressively responsible experience and demonstrated leadership competencies appropriate to the position
  • An equivalent combination of education, training, and experience may be considered
Knowledgeand Experience Requirements :
  • Minimum five years of property or facilities maintenance experience, with at least 2 years’ experience in a supervisory or leadership role
  • Strong working knowledge of general trades and building systems
  • Experience managing preventive maintenance programs, work orders, vendors, service contracts, budgets and capital projects
  • Experience using property management software and Computerized Maintenance Management Systems
  • Strong knowledge of the developmental services sector and Autism Spectrum Disorder is an asset
  • Working knowledge of applicable employment, occupational health and safety, developmental services, fire, building and related legislation and regulations
WorkingConditions/Physical Requirements:
  • Must have the ability to complete the Non-Violent Crisis Intervention (NVCI) certification, First Aid/CPR as well as perform the required physical techniques. Training will be provided at no cost
  • Positionrequires flexible hours including evenings, weekends and holidays
  • Provideon-call coverage (which may include evenings, weekends and holidays)
  • Avalid Driver’s License, with a minimum G2 and access to a reliable vehicle isrequired and proof of third party liability insurance coverage
