Job summary

Parkdale Activity Recreation Centre in Toronto, Ontario, is seeking a Housing Maintenance Worker for full-time 37.5 hours/week. The role reports to the Property Manager and requires maintenance of building systems and resident-facing service.

Salary range is $49,832–$57,681 yearly with pension and health insurance benefits. Must be willing to work 8-4 or 9-5, Tuesday to Saturday; WHMIS certification preferred. YARDI knowledge is an asset.

• Keep mechanical rooms and work areas clean and organized; provide notice of entry as required.
• Cover after-hours emergency calls and some weekend work.

Title: Housing Maintenance Worker

Position type: Full-Time (37.5 hours a week)

Role Description:

Reporting to the Property Manager. The Housing Maintenance Worker will perform preventative and unscheduled reactive maintenance, as well as environmental, health and safety, and other special initiatives. The Housing Maintenance Worker will provide exceptional customer and resident satisfaction through the delivery of excellent service to all residents at all times.

RESPONSIBILITIES

General Maintenance

• As directed by the Property Manager, perform scheduled, preventative, routine, and emergency maintenance in a timely manner following priority guidelines such as health and safety, fire code, health regulations and RTA (Residential Tenancies Act)
• Execute general repairs including painting, plastering, basic plumbing (e.g. replacing faucets, unblocking toilets), and electrical work (tasks that do not require an electrician’s license, e.g. replacing light fixtures or electrical outlets);
• Understand general duties required to maintain HVAC, mechanical and fire safety systems;
• Coordinate and perform the work required for timely apartment turnovers, minimizing vacancy loss;
• Ensure that mechanical rooms and all other work areas are kept in a safe, clean and organized state. Including completing any required painting;
• Collaborate with team members and other PARC staff to provide excellent tenant service through clear communication and provision of notice of entry as required;
• Coordinate, monitor and perform cleaning duties, including litter pick-up, sweeping, shoveling, pressure washing, or others as assigned by the Property Manager;
• Identify when contractors are required and notify the Property Manager for approval and booking. Meeting contractors on-site and assure quality control of contractor work;
• Must be willing to cover some after-hours emergency calls;
• Must be willing to work on some weekends.

Administration

• Ensure records, files, and documentation are maintained accurately and timely in accordance with established procedures;
• Comply with regular fire and life safety standards, including monthly testing and annual drills;
• Maintain all logs and safety checks;
• Performing seasonal duties as assigned
• Knowledge of YARDI an asset.

Health and Safety

• Understand and adhere to Health and Safety policy; ensure a thorough knowledge and understanding of emergency procedures including fire, flood, and mold remediation for all staff;
• Familiarity with the emergency operation of electrical systems, elevator, boiler/chiller, fire panel and life safety systems, mechanical systems, sprinklers and timer systems;
• Ensure all vendors and contractors comply with the established Health and Safety policy, and immediately report any infractions, hazardous conditions, or damaged equipment to the Maintenance Manager or Community Manager;
• Ensure the effective monitoring and control of all building access including cylinder lock and electronic systems.

EXPERIENCE AND QUALIFICATIONS:

• Two years of general related experience preferred, with skills in painting, plastering, basic plumbing and electrical work
• Awareness of occupational health and safety practices, emergency systems operation and the Residential Tenancy Act
• Able to build respectful and effective working relationships with staff, contractors, the public, and residents;
• Entry-level skills in Microsoft Office and computer proficiency required.
• Ability to work well as a team and independently. Highly organized with the ability to prioritize and complete tasks in a set time frame is crucial.
• Availability to work during and outside regular hours, including evenings and weekends.
• Ability to provide immediate response during on call
• WHMIS certification.
