Job summary

NDura Developments is seeking an experienced Project Manager to lead multiple residential infill and multi-family projects across Edmonton. You will oversee planning, teams, schedules, budgets, and client service from site preparation through completion.

  • Alberta driver’s license and ability to travel between Edmonton-area sites.

Lead Exceptional Residential Projects Across Edmonton

NDura Developments is looking for an experienced Project Manager to lead the successful delivery of multiple residential infill and multi-family projects throughout Edmonton.

This opportunity is suited to a construction professional who takes ownership, communicates clearly, and knows how to keep projects moving despite changing priorities and unexpected challenges.

You will coordinate the people, schedules, budgets, materials, and decisions required to take projects from site preparation through final completion. Working closely with field teams, subcontractors, suppliers, consultants, and office staff, you will ensure each project meets NDura's expectations for quality, timing, cost control, and client service.

The Opportunity

As Project Manager, you will oversee several active residential projects at different stages of construction.

You will establish project plans, manage teams, coordinate construction activities, monitor financial performance, and provide leadership to the people responsible for execution.

This is a hands-on management role requiring visibility into daily site operations while maintaining control of schedules, budgets, documentation, quality, and client expectations.

What You Will Be Responsible For
Project Planning and Delivery
  • Manage residential and multi-family projects from site preparation through completion, closeout, and warranty
  • Establish project schedules, milestones, priorities, and delivery requirements
  • Manage the project team and establish clear responsibilities and accountability
  • Ensure Site Superintendents execute the full project lifecycle from mobilization through final closeout
  • Coordinate Site Superintendents, Project Coordinators, subcontractors, suppliers, consultants, and inspectors
  • Oversee daily site operations and ensure accurate daily logs are maintained
  • Monitor construction progress and ensure work remains aligned with approved schedules
  • Manage multiple projects concurrently while maintaining clear priorities
  • Anticipate project requirements and address potential delays early
  • Lead project meetings and ensure decisions and action items are documented
  • Support transitions between preconstruction, active construction, possession, and warranty stages
Budget and Cost Management
  • Maintain responsibility for project budgets, forecasts, and cost performance
  • Review project pricing and financial requirements with the estimator and office team
  • Monitor commitments, purchase orders, invoices, and construction costs
  • Manage change orders, including scope, pricing, approvals, and schedule impacts
  • Identify cost risks and recommend solutions to protect project margins
  • Confirm subcontractor and supplier costs align with approved contracts and scopes
  • Provide accurate financial and progress information to company leadership
Trade and Supplier Coordination
  • Coordinate subcontractors, suppliers, consultants, and inspection authorities
  • Confirm trades understand scopes, schedules, documentation requirements, and quality expectations
  • Maintain productive relationships with subcontractors and suppliers
  • Hold project partners accountable for commitments, workmanship, safety, and completion
  • Address trade conflicts, material issues, and scheduling challenges promptly
  • Support procurement planning to ensure materials and equipment are available when required
  • Help build a dependable network of trade partners aligned with NDura's standards
Drawings, Contracts, and Documentation
  • Review architectural drawings, engineering plans, specifications, contracts, and scopes of work
  • Identify incomplete information, inconsistencies, and constructability concerns
  • Coordinate questions and clarifications with architects, engineers, consultants, and internal teams
  • Ensure teams work from current approved construction documents
  • Maintain accurate records of project decisions, changes, delays, risks, and approvals
  • Use construction management software to track schedules, activity, costs, documentation, and progress
  • Prepare clear reports for leadership, clients, and stakeholders
Quality, Safety, and Compliance
  • Maintain NDura's quality expectations throughout construction
  • Conduct regular site visits, project reviews, inspections, and safety audits
  • Work with Site Superintendents to identify deficiencies and coordinate corrective action
  • Ensure projects comply with approved drawings, codes, permits, and company standards
  • Promote compliance with health, safety, and environmental requirements
  • Coordinate municipal, consultant, and third-party inspections
  • Monitor deficiencies, final inspections, turnover documentation, and closeout
Risk Management and Problem-Solving
  • Identify project risks related to scope, cost, schedule, quality, procurement, and site conditions
  • Develop practical mitigation and recovery plans
  • Resolve construction challenges quickly and professionally
  • Evaluate competing priorities and make informed decisions under pressure
  • Escalate significant financial, contractual, design, or client issues when necessary
  • Ensure questions, deficiencies, and incomplete items are followed through to resolution
Client and Stakeholder Communication
  • Maintain clear and consistent communication with clients and project partners
  • Provide accurate updates on progress, schedules, risks, decisions, and next steps
  • Manage client expectations professionally throughout construction
  • Deliver a responsive and organized project experience
  • Represent NDura with integrity in all client, consultant, supplier, and trade interactions
What You Bring
  • At least five years of experience as a Project Manager, Site Superintendent, or comparable construction leader
  • Direct experience in residential, multi-family, infill, townhouse, stacked housing, or similar construction
  • Demonstrated ability to manage multiple active projects and teams simultaneously
  • Strong understanding of residential construction, sequencing, scheduling, and cost control
  • Experience managing budgets, purchase orders, contracts, and change orders
  • Ability to read and interpret architectural and engineering drawings
  • Strong knowledge of quality requirements, site operations, and regulatory compliance
  • Confident leadership and the ability to hold teams and project partners accountable
  • Excellent organizational, communication, and time-management skills
  • Practical problem-solving and sound decision-making under pressure
  • A proactive working style and willingness to take ownership
  • Proficiency with construction management and scheduling software
  • Experience with JobTread or Buildertrend is an asset
  • Proficiency with Microsoft Office and Excel
  • Valid Alberta Class 5 Driver's Licence
  • Reliable transportation and ability to travel between Edmonton-area project sites
  • Ability to succeed in a growing company where priorities can shift quickly

A diploma or degree in Construction Management, Engineering, Architectural Technology, or a related discipline is preferred. Equivalent residential construction experience will also be considered.
