Job summary

Norland is seeking a Project Manager to lead end-to-end industrial construction and maintenance projects in the Vancouver Lower Mainland. You will oversee scope definition, planning, procurement, subcontractor management, engineering oversight, construction, commissioning, and closeout, supported by experienced field teams.

Qualifications

  • Degree in Engineering, Construction Management, Project Management or related technical diploma with field experience.
  • 5+ years of progressive experience in industrial construction or engineering.
  • 3+ years as a Project Manager in industrial construction, ideally with bulk material handling experience.

Responsibilities

  • Develop execution plans, mobilization/demobilization strategies, installation methodologies and commissioning plans with field engineers.
  • Manage project budgets, track costs, submit change orders and delay notices, and provide regular financial updates.
  • Oversee onsite subcontractors ensuring adherence to scope, schedules, quality, and safety.
  • Generate and submit weekly/monthly progress reports; manage change orders and delay notices.
  • Chair and participate in onsite coordination meetings.
  • Assist estimating and business development to secure new contracts and growth.

About Norland Industrial

Norland Industrial is an industrial construction and maintenance contractor delivering value-added engineering, project management, and construction services to the materials-handling, mining, and heavy industrial sectors. We primarily install and maintain heavy machinery and structural steelwork for container ports, bulk material terminals, and manufacturing facilities across the Vancouver Lower Mainland and throughout British Columbia.

Reporting to the Operations Manager, the Project Manager is responsible for the end-to-end execution of complex industrial construction and maintenance projects. Supported by experienced site Superintendents, Fore people, Engineers, and Coordinators, you will provide overall leadership across all project phases—including scope definition, execution planning, procurement, subcontractor management, engineering oversight, construction, commissioning, and closeout.

Key Accountabilities
  • Safety Culture: Promote a work environment where health and safety are paramount.
  • Team Leadership: Lead, coach, and motivate project team members while driving accountability for team performance and results.
  • Technical Mentorship: Provide discipline-specific technical guidance to engineering and field teams, particularly regarding heavy mechanical installations, structural erections, and critical lifts and rigging.
  • Scope & Change Management: Review plans and specs to define scope, actively managing changes through a formal change order process.
  • Client & Stakeholder Relations: Maintain proactive communication and build strong relationships with clients, owners, and key stakeholders.
Duties & Responsibilities
  • Project Planning & Execution: Develop execution plans, mobilization/demobilization strategies, installation methodologies, and commissioning plans in collaboration with field engineers and superintendents.
  • Financial & Budget Control: Manage project budgets, track project costs, assess and submit change order and delay notices, and provide regular financial updates to the Operations Manager.
  • Subcontractor Management: Oversee onsite subcontractors, ensuring strict adherence to contract scope, schedules, quality standards, and safety requirements.
  • Reporting & Documentation: Generate and submit comprehensive weekly and monthly progress reports to clients and owners; issue and track change orders and delay notices.
  • Site Coordination: Chair and participate in regular onsite coordination meetings.
  • Estimating & Business Development: Assist the estimating team with project estimates and proposals and collaborate with business development to secure new contracts and support company growth strategies.
Qualifications & Skills
  • Education: Degree in Engineering, Construction Management, Project Management, or a related technical diploma combined with relevant field experience.
  • Experience:
    • 5+ years of progressive experience in industrial construction or engineering.
    • 3+ years as a Project Manager in industrial construction, ideally with structural/mechanical bulk material handling experience.
    • Proven track record managing multi-disciplinary subcontractors and leading project teams.
  • Technical Skills: Strong grasp of structural and mechanical engineering principles (electrical and instrumentation experience is an asset).
  • Software: Proficient in MS Project, Excel, Word, Outlook, and Bluebeam. Working knowledge and familiarity with 3D modeling/coordination tools (AutoCAD, Navisworks) is preferred.
  • Core Competencies: Strong estimating, negotiation, and time-management skills, paired with excellent written and verbal communication across all stakeholder levels.
Compensation

The role is a permanent, full-time position with a typical starting salary range of $80,000 to $130,000 per annum. Variations in final salary are determined by additional factors such as the candidate's qualifications, relevant years of experience, geographic location, and prevailing market conditions for the specific role.
