Position Summary

The Project Manager is responsible for the planning, coordination, execution, and successful delivery of multi-family residential construction projects following the pre-construction phase through project closeout.

This role requires exceptional leadership, organization, and communication skills, along with a strong understanding of construction management principles. The successful candidate may oversee multiple projects simultaneously, balancing site‑specific requirements, schedules, budgets, resources, and stakeholder expectations.

Working closely with site superintendents, consultants, trade partners, municipal authorities, and clients, the Project Manager ensures projects are completed safely, on schedule, within budget, and to Crowne Pacific's high standards of quality.

Key Responsibilities
Project Planning & Pre-Construction
  • Lead and manage tendering and bid review processes, ensuring competitive pricing and accurate scope coverage.
  • Develop and deliver project kickoff documentation, including:
  • Scope of work
  • Preliminary budgets
  • Review and interpret architectural, structural, civil, and mechanical drawings and specifications to ensure project accuracy and compliance.
  • Coordinate consultants and design professionals to ensure complete, coordinated, and buildable construction documents.
  • Participate in value engineering initiatives to maximize project value while maintaining design intent and quality standards.
  • Identify project constraints and develop strategies to support efficient project execution.
Construction Management
  • Collaborate with site superintendents and construction teams to plan and schedule project activities, trade sequencing, labour requirements, and material deliveries.
  • Monitor project execution to ensure alignment with schedules, budgets, and construction milestones.
  • Support the implementation and maintenance of Crowne Pacific's safety programs and documentation systems.
  • Conduct regular site visits to monitor progress, quality control, safety compliance, and productivity.
  • Communicate with municipal authorities regarding permits, inspections, occupancy requirements, and regulatory compliance.
  • Proactively identify project risks and develop mitigation plans to minimize impacts on schedule and budget.
  • Manage Requests for Information (RFIs), change orders, site instructions, and project correspondence in a timely manner.
  • Resolve construction, design, and coordination issues as they arise.
Project Execution & Controls
  • Maintain project documentation and records using project management software.
  • Administer contracts, purchase orders, subcontracts, change management processes, and project reporting.
  • Monitor and manage project budgets and cost controls throughout all phases of construction.
  • Communicate scope changes, schedule updates, and budget impacts to stakeholders and clients.
  • Ensure all work complies with construction drawings, specifications, company standards, and applicable building codes, including the BC Building Code.
  • Track and report project performance indicators, including:
  • Budget performance
  • Schedule adherence
  • Productivity metrics
  • Quality objectives
  • Forecast potential cost overruns and schedule delays and implement corrective actions.
  • Lead project closeout activities, including:
  • Occupancy requirements
  • Warranty documentation
  • Final project reporting
Stakeholder & Client Relations
  • Develop and maintain positive working relationships with clients, consultants, trade contractors, suppliers, and regulatory agencies.
  • Serve as the primary point of contact for project-related communications.
  • Facilitate project meetings and provide clear updates on schedule, budget, risks, and progress.
  • Represent Crowne Pacific professionally and positively during meetings, site visits, and community interactions.
  • Foster a collaborative project environment focused on problem-solving, accountability, and exceptional customer service.
Qualifications & Experience
Required
  • Minimum 5+ years of project management experience in multi-family construction low-mid rise.
  • Proven experience managing multiple projects simultaneously.
  • Strong understanding of construction methods, scheduling, budgeting, and contract administration.
  • Ability to read and interpret construction drawings, specifications, and technical documents.
  • Experience managing RFIs, submittals, change orders, and project documentation.
  • Knowledge of BC Building Code requirements and local permitting processes.
  • Proficiency with construction management and project scheduling software.
  • Valid Class 5 Driver's License and ability to travel to project sites as required.
  • This position is located in‑person in our head office in Campbell River, BC.
Preferred
  • Degree, diploma, or certification in Construction Management, Engineering, Architecture, Building Technology, or a related field.
  • PMP, Gold Seal, or equivalent professional designation.
  • Strong knowledge of project budgeting and cost control practices.
