Job summary

Scott Construction Group is seeking a Project Manager for Special Projects to lead small commercial/institutional builds, tenant improvements, and renovations. You will report to the Project Director and work with the site team to deliver creative, on-time solutions for clients and stakeholders.

Responsibilities

• Oversee project lifecycle from inception to close-out, ensuring profitability, schedule adherence, and client satisfaction
• Collaborate with site team to develop and monitor the project plan and schedule
• Develop recovery strategies when schedules or budgets are at risk
• Negotiate and issue subcontracts and major purchase orders, and monitor progress
• Coordinate with accounting for timely project costing and invoicing
• Prepare progress applications to owners per schedule and ensure timely payments
• Manage close-out activities including documentation, warranties, and punch-list items
• Support tender activity and engage in client and industry events

Opportunity Summary

Reporting to the Project Director, as the Project Manager, Special Projects, you will be part of a team that collaborates to drive creative solutions for our clients and internal/external stakeholders. You will be responsible for successful completion of commercial and institutional small new builds, tenant improvements, and renovations.

Key Responsibilities

• Project lifecycle from start to finish includes relations, profitability, and schedule adherence.
• Work closely with the site team to develop the project plan and monitor the project schedule.
• Develop recovery strategies when project schedule or budget is in jeopardy.
• Understand and enforce prime contract and subcontract responsibilities.
• Negotiate and issue subcontracts, major purchase orders and monitor their progress and schedule.
• Work with the accounting department to ensure project accounting is accurate and timely.
• Prepare and issue progress applications to owner according to established schedules.
• Review/approve subcontractor applications for payment and expedite owner payment from within contract terms.
• Process all change orders, including negotiating and assessing cost and schedule impact.
• Review/approve subcontractor applications for payment and expedite owner payment from within contract terms.
• Manage all facets of project close-out, including archiving of documents, maintenance and warranty manuals, deficiencies, and warranty work.
• Participate in tender closing when requested.
• Supervise, mentor, coach, and train project personnel.

Qualifications

• 3+ years of previous Project Management experience working on commercial, institutional and/or concrete projects with a minimum spend of $5 million with maximum spend of $10 million an asset.
• University or college diploma in a relevant construction/engineering program.
• Excellent computer skills including experience using MS Office, Project Scheduling and Project Management software - experience with Procore considered an asset.
• Experience in all forms of contracts and delivery.
• Sound knowledge in the review and negotiation of contracts for construction projects.
• Strong technical, business, financial and legal acumen.
• Excellent communication skills (oral, written, and presentation), including the ability to successfully translate technical information to non-technical individuals.
• Experience working with different project delivery methods.
• Exemplary leaderships skills, including strong teambuilding capabilities.
• Knowledge of key principles involved in bid preparation, including quantity take-off procedures, subtrade procurement, pricing and bid closing procedures.
• Excellent relationship building skills and ability to solve problems.
