Position Summary
We are seeking a highly analytical and results-drivenMarketing Specialistto join our property management marketing team. This role will focus on data analysis, reporting, digital advertising (Meta and Google Ads), and market research to optimize lead generation, track performance metrics, and improve marketing ROI. The ideal candidate has experience in performance marketing, CRM data analysis, market research, and digital media strategy. Position reports to theSenior Marketing Manager.
Key Responsibilities
1. Data Analysis & Reporting
- Track and analyze ad performance metrics across various channels (Meta, Google Ads, ILS platforms, website, CRM).
- Develop and maintain dashboards and reports to monitor lead generation, cost per lead, and conversion rates.
- Provide data-driven insights to optimize ad spend and improve lead quality.
- Conduct competitor analysis and market research to benchmark performance.
- Present monthly marketing reports and insights to internal executives and clients.
- Manage Meta advertising campaigns, optimizing targeting, audience segmentation, and creative performance.
- Work with external vendors to monitor and optimize Google Ads campaigns (Search, Display, Performance Max, YouTube, etc.).
- A/B test ad creatives, landing pages, and bidding strategies to maximize ROI.
- Track ad spend, conversions, and cost-effectiveness across different platforms.
- Work closely with Property Managers to ensure ads reflect correct pricing and promotions.
- Ensure accurate tracking of leads and campaign attribution within the CRM and management portal.
- Identify lead trends, assess lead quality, and recommend optimizations.
- Work with the marketing and leasing teams to improve lead nurturing strategies.
4. Market Research & Rent Surveys
- Conduct market rent surveys to assess the property's standing within the market and track industry trends.
- Provide insights on pricing adjustments and promotions to remain competitive.
- Monitor local competitors and market shifts that could impact property performance.
5. Website & SEO Performance Tracking
- Monitor website traffic and engagement using Google Analytics, GA4, and heatmap tools.
- Track website-to-lead conversion rates and recommend UX/UI improvements.
- Ensure proper integration of tracking pixels, UTMs, and conversion events.
6. Budget & Financial Oversight
- Work with Property Managers to ensure marketing spend is within budget.
- Monitor advertising costs and recommend optimizations to maximize efficiency.
- Provide coverage for the Marketing Coordinator during vacation or absence.
- Assist with social media management, event coordination, and ILS updates as needed.
Qualifications & Experience
- 3+ years of experience in digital marketing, performance marketing, or marketing analytics.
- Strong proficiency in Google Ads, Meta Ads Manager, Google Analytics, and CRM reporting.
- Experience in data analysis, dashboards, and reporting tools (Google Data Studio, Tableau, Excel, or similar).
- Knowledge of SEO, UTM tracking, and digital attribution models.
- Strong analytical mindset with the ability to interpret data and provide actionable insights.
- Experience working with budget tracking and financial planning for marketing spend.
- Excellent communication skills for presenting data findings to stakeholders.
- Experience in the real estate or property management industry is a plus.
