Job Overview
We are seeking a dedicated and experienced Maintenance Supervisor to oversee our maintenance team and ensure the efficient operation of our facilities.
The ideal candidate will possess strong leadership skills and a solid background in maintenance. Providing day-to-day direction and leadership for all maintenance requests, enquiries, capital replacement renovations and purchases. Areas of responsibility include Property management / tenant relations, compliance and administration, purchasing, and supervision.
Responsibilities
- In collaboration with the Manager of Facilities, establish, develop and implement department goals, objectives and operational requirements consistent with New Vista Society’s strategic and operational objectives
- Assign work orders and prioritize the work of maintenance staff
- Monitors and discuss performance of staff and contractors; assists in developing action plans, when required and provide ongoing support, recognition, and direction to maintenance staff to enable them to achieve a high standard of performance
- Conduct suite inspections pre-move-out and at the conclusion of all maintenance staff repairs and renovations or capital replacements performed by contractors
- Monitor and provide for routine and non-routine service support to facility systems including mechanical, plumbing, electrical, HVAC, elevators, fire safety, garbage removal, grounds maintenance
- Coordinates activities with facility service sub-contractors and supply vendors including point of contact, quotations, service delivery, snow removal, and other misc. items
- Research contractors and seek quotations for all maintenance work and capital replacements for suites, buildings and property.
- Meet with contractors to discuss the scope of work; negotiate the work, services or supplies as necessary; Inspect the work of contractors re: facility services and capital replacements – assess standards of workmanship and materials/supplies
- Liaise with regulatory organizations on issues such as permits, purchasing, fire safety and operational codes (Elevators, mechanical, electrical and building construction)
- Ensure compliance of responsibilities and enforcement of landlord/tenant rights under the Residential Tenancy Act and BC Housing guidelines
- Maintain suite files, facility systems files, common area files, and purchase order files
- Track all maintenance performed by staff and contractors for all housing properties and buildings, including but not limited to inventory, warranties, contractors, maintenance records, work orders, annual inspections and suite assets via Maintenance Connection database software.
- Review all invoices to ensure appropriate billing and assign appropriate accounting codes for each building, equipment or supplies, services, and capital replacements

- Project management skills to oversee multiple tasks simultaneously.
- Demonstrated working knowledge of building systems, operations and maintenance practices in housing environment.
- Demonstrated working knowledge of appropriate legislation, relevant laws and by-laws, and provincial/national standards
- Demonstrated knowledge of housing operations and maintenance best practices
- Strong organizational and planning skills including the demonstrated ability to effectively manage time, responsibilities, and multiple priorities and schedules.
- Ability to operate related equipment including related software applications.
- Physical ability to perform the duties of the position.
Qualifications:
- Diploma or certificate level training in an engineering/technical field
- Over two years' recent, related progressive supervisory and management experience or an equivalent combination of education, training, and expertise.
