JOB SUMMARY

The Maintenance Supervisor reports to the Property Manager. Primary responsibilities include working with the maintenance team to ensure the repair and maintenance of property facilities and apartment units; prompt and courteous responses to service requests; and maintaining an adequate supply of market-ready apartments to meet leasing demands. Oversees general property appearance to meet or exceed standards.

DUTIES/RESPONSIBILITIES
  1. Assist in preparing market-ready apartments, including painting, carpet, flooring, general repairs, housekeeping, etc.
  2. Schedule work effectively, ensuring work orders and make-ready units are completed properly, timely, and on schedule.
  3. Coordinate with vendors/contractors to ensure work is completed as required.
  4. Inform the Property Manager of repairs needing outside contractors or major appliance replacements.
  5. Maintain the property’s preventative maintenance schedule and mechanical equipment, including water heaters, pool pumps, HVAC units, etc.
  6. Perform preventative maintenance and record findings; clean boilers twice annually if applicable.
  7. Conduct move-in unit inspections, checking appliances, sinks, faucets, and other fixtures.
  8. Respond to service requests, prioritize, and assign tasks to maintenance staff.
  9. Complete all maintenance paperwork accurately, communicate with the Leasing Office, and ensure cleanliness after maintenance work.
  10. Provide on-call emergency maintenance as needed, and communicate hours worked to the Property Manager.
  11. Oversee and delegate on-call schedule to qualified maintenance team members.
  12. Possess knowledge of plumbing, pool, HVAC, basic electric, carpentry, painting, and snow removal (if applicable).
  13. Maintain grounds and common areas, ensuring they are free of trash and debris.
  14. Ensure trash areas are clean and maintained.
  15. Maintain inventory of supplies and reorder as needed.
  16. Keep records of chemicals and safety information.
  17. Follow OSHA safety rules and regulations.
  18. Assist with inspections, groundskeeping, and other property management tasks.
  19. Know how to operate water, gas, and fixture shut-offs, and post maps accordingly.
  20. Ensure storage areas are secure and well-lit.
  21. Perform regular inspections and repairs of units, buildings, and common areas.
  22. Oversee lighting checks and replace bulbs as needed.
  23. Change HVAC filters quarterly.
  24. Represent the company professionally at all times.
  25. Ensure safety practices are followed by staff.
  26. Ensure timely completion of service requests and proper staff conduct.
  27. Wear company uniform daily, including ID badge.
  28. Maintain communication with the Property Manager and staff.
  29. Assist with hiring, training, and development of staff, including painters and landscapers.
  30. Maintain a friendly, courteous attitude and professional demeanor.
SKILLS/ABILITIES
  1. HVAC certification.
  2. Supervisory experience and leadership skills.
  3. Knowledge of laws related to multi-family housing and Fair Housing.
  4. Bilingual in Spanish is a plus.
  5. Ability to operate repair tools and possibly provide personal tools.
  6. Ability to inspect units and grounds visually.
  7. Strong delegation and guidance skills.
  8. Attention to detail and problem-solving skills.
  9. Basic computer skills for communication and documentation.
  10. Excellent verbal and written communication skills.
  11. Discretion and confidentiality.
  12. Ability to handle multiple priorities and meet deadlines.
EDUCATION AND EXPERIENCE
  1. High school diploma/GED and 3-5 years of maintenance and repair experience, or equivalent.
  2. EPA Type III or Universal license and Certified Pool Operator (CPO).
  3. Trade school or military training is a plus.
  4. Skills in plumbing, electrical, drywall, painting, cabinetry, pools, and appliances.
  5. Availability for on-call emergencies, including weekends, evenings, and holidays.
