WestCana Services Inc. (WestCana) is seeking a Maintenance Manager to lead the maintenance team for a seniors facility in Burnaby, BC. The role focuses on safe, reliable building operations with a strong emphasis on health and resident comfort, staffing, and budget adherence.

The position is full-time, permanent, with a Wednesday–Sunday shift, 10:00 AM–6:00 PM, totaling 37.5 hours weekly. English language work environment and immediate start date are provided.

Qualifications

• Post-secondary education in building maintenance, facilities management, engineering, or related field.
• 3–5 years of progressive building maintenance or facilities experience, preferably in healthcare or long-term care.
• Demonstrated supervisory experience with scheduling, training, and evaluating staff.

Responsibilities

Wages: $34 per hour

Maintenance Qualifications:

• Post-secondary education in building maintenance, facilities management, engineering, building systems, or a related technical field, or an equivalent combination of training and experience.
• Minimum 3–5 years of progressive building maintenance or facilities experience, preferably in healthcare, long-term care, residential care, or a complex institutional environment.
• Demonstrated supervisory experience, including scheduling, training, directing, and evaluating staff and contractors.
• Strong working knowledge of HVAC, plumbing, electrical, emergency power, fire/life-safety, security, elevators, building envelope, and general mechanical systems.
• Working knowledge of applicable BC legislation, codes, and standards, including BC Building and Fire Codes, WorkSafeBC requirements, occupational health and safety, infection prevention, and residential care requirements.
• Experience developing and managing preventive and corrective maintenance programs, inspections, work orders, equipment records, and regulatory documentation.
• Experience coordinating fire/life-safety inspections, emergency systems testing, repairs, and regulatory inspections, including timely correction of deficiencies.
• Ability to respond effectively to maintenance emergencies affecting resident safety or facility operations.
• Experience managing maintenance budgets, purchasing, quotations, contractors, service providers, and expenditures.
• Strong record-keeping skills, including maintenance logs, inspection reports, service contracts, warranties, and compliance documentation.
• Ability to work collaboratively across departments while minimizing disruption to resident care.
• Demonstrated commitment to maintaining a safe, clean, accessible, and functional long-term care environment and protecting resident safety, dignity, privacy, and quality of life.

Maintenance Responsibilities:

• Conduct routine inspections of the facility to identify maintenance needs.
• Perform general maintenance tasks such as painting, plumbing, carpentry, and electrical repairs.
• Performs maintenance on facility equipment and systems as directed.
• Respond promptly to maintenance requests from various departments within the facility.
• Plan and implement a daily, weekly, monthly, and yearly schedule of preventative maintenance activities to ensure the facility and equipment are safe and in good working order.
• Review maintenance log and takes corrective action to ensure problems are addressed in a timely manner.
• Provide minor building, electrical, plumbing and equipment repair services to ensure the optimum functioning of the physical facility and equipment.
• Monitor the facility to identify and resolve physical facility or equipment malfunctions in an appropriate, safe, and timely manner.
• Identify and investigate physical plant deficiencies and equipment malfunctions and take the appropriate corrective action.
• Ensures the constant operational readiness of building emergency systems, including fire alarm systems and standby generators, through regular inspections and testing. Takes necessary measures to sustain critical services in the event of power outages or internal/external disasters.
• Maintains an inventory of supplies, equipment and tools, completes related reports and records, and recommends purchase of related equipment and supplies.
• Undertakes the responsibility of snow and ice removal from entrances, walkways, and service driveways to ensure the safety of both visitors and staff.
• Source and orders services/supplies/parts focusing on obtaining the highest quality for the most reasonable price.
• Liaise with outside suppliers/contractors to facilitate the repair and replacement of damaged or broken equipment.
• Liaise with the Joint Occupational Health and Safety committee to ensure all identified risks are resolved in a timely manner.
• Receive and stores all non-kitchen related deliveries.
• Embraces the Sustainability Policies to uphold an environmentally friendly home.
• Communicates any possible practices that will conserve and minimize overuse of products.
• Attends in-service training. Such meetings can include updates on company policies, new equipment demonstrations.
• Ensures residents are provided with a secure living environment, patrols the building, and investigates building access violations in accordance with established policies and procedures.
• Supports the facility Safety Program and monitors safety in the living and working environment, responds to and reports hazards, near misses, incidents, accidents and unsafe or faulty equipment.
• Demonstrates knowledge of fire/emergency procedures and policies of the facility; participates in fire and emergency drills.
• Shows understanding and implementation of safety practices for both elderly residents and team members. Demonstrates a commitment to communicating, improving, and adhering to safety policies in all work environments.
• See something, Do Something! Prioritize the health and safety of all workers, residents and visitors. Reports all hazards, incidents and near misses. Reports are to be made in writing.
• Utilize the Right to Refuse Unsafe Work when appropriate, by following the proper procedure.
• Know where to find safety information that applies to your position: Risk Assessments, Safe Work Procedures, Policies/Procedures, First Aid,
• Use all provided equipment in a safe manner, and for its assigned use only. (For example; if you can’t reach something, get a ladder or step stool, do NOT use a chair)
• Use Personal Protective Equipment as required. Be sure to wear them properly.
• Never work under the influence of alcohol, drugs or any other substance.
• Report concerns regarding safety to either the homes JOHS Committee Representatives, Supervisor or Manager immediately.
• Does not participate in unsafe situations (horseplay) and corrects any unsafe conditions if able.
• Ensures adherence to Infection Control Practices and provides education to Team Member as required for Outbreak and basic infection control practices.
• Knowledge and ability to operate all fire equipment.
• Operates related equipment.
• Performs other related duties as assigned.
