Job summary

West Coast Seniors Housing Management is seeking a Maintenance Worker at Selkirk Seniors Village in Victoria, BC. This casual role may extend to full-time hours in September for vacation coverage and could involve cross-training in other departments.

The position requires hands-on maintenance across electrical, plumbing, painting, and general repairs, plus safety and documentation duties. Strong English skills and ability to lift up to 50 lbs are expected.

Qualifications

  • 1 year of work experience in building or community maintenance.
  • Knowledge of painting, plumbing, carpentry, electrical, heating systems, and gardening.
  • Knowledge of safety regulations and best practices.
  • Basic computer knowledge – Microsoft Office and maintenance software.
  • Ability to prioritize and organize maintenance schedules and workload.
  • Ability to communicate professionally with residents, staff, visitors and contractors.
  • Must pass the vulnerable sector Criminal Record Check.
  • Ability to lift up to 50 lbs and work with cleaners/detergents.
  • Ability to work independently and follow instructions with minimal supervision.
  • Proficiency in reading, writing, and speaking English.

Responsibilities

  • Perform regular maintenance, repairs and building improvements; inspect equipment and log issues.
  • Inspect alarm, call, and security systems daily.
  • Schedule and supervise service work in absence of Maintenance Manager.
  • Carry out general repairs in electrical, plumbing, and other systems within capability.
  • Be available for emergency call-ins and maintain a painting/top-up schedule.
  • Implement snow removal/de-icing and support pest control programs.
  • Assist in fire safety drills and ensure compliance with fire regulations.
  • Maintain a safe environment and follow infection control procedures.
  • Maintain daily log of routines and repairs; support staff operating community equipment.
  • Participate in orientation for new staff and engage in meetings and educational in-services.

This position is covered under the HEABC wage levelling. Please note the wage is currently being adjusted and topped up by the government and the displayed wage is therefore reflective of such initiative.

About the Role

The Maintenance Worker reports to the General Manager, Maintenance Manager or designateand is responsible for the day-to-day maintenance activities to support the efficient operation ofthe community. The Maintenance Worker assist in ensuring the safety and security of allpersons served, staff and visitors.

Responsibilities
  • Regular Maintenance, Repairs and Building Improvements:
    • 1. Inspects, operating condition of all equipment and logs information daily, diagnosemalfunctions and recommends replacements or upgrades to Manager.
    • 2. Inspects alarm, call, and security systems and logs information daily.
    • 3. Schedules and supervises service work in the absence of the Maintenance Manager.
    • 4. Completes general repairs to electrical, plumbing and other building componentsappropriate with the capabilities of an experienced maintenance trade person.
    • 5. Be available for emergency call-ins.
    • 6. Maintains a painting/touch-up schedule.
  • Environmental Issues:
    • 1. Implements snow removal and de-icing program either directly or via a contractor as directed.
    • 2. Support the pest control program.
    • 3. Maintains organized and safe work and storage areas.
  • Fire & Life Safety:
    • 1. Assists in fire safety drills and complies with fire regulations.
    • 2. Implements all repair and maintenance activities in a safe manner while abiding byappropriate Work Safe BC regulations.
    • 3. Maintains a safe environment for residents, family and staff, through:
    • - accident prevention,
    • - knowledge of emergency procedures and regulations,
    • - the safe use of supplies and equipment and reporting when repairs arenecessary, and
    • - Utilizing infection control procedures
  • Maintenance Management:
    • 1. Maintains a log entry of daily routines, general repairs, scheduled, and non-scheduledmaintenance items on all equipment.
    • 2. Provides support or instruction to staff that may be operating the community’sequipment.
    • 3. Takes initiatives in gaining knowledge and skill relating to the maintenance position.
    • 4. Actively participates in orientation of new staff, community programs, meetings,committees and educational in-services.
    • 5. Required to work positively and collaboratively with all team members and supervisors.
    • 6. Always maintains a neat appearance and be attired in clean, safe and presentableclothing.
    • 7. Rubber-soled, steel-toed safety shoes when needed.
    • 8. Performs other related duties as required.
Qualifications & Skills
  • 1. Minimum 1-year work experience related to building or community maintenance.
  • 2. Knowledge of and capability to complete tasks relating to general painting, plumbing,carpentry, electrical, heating systems and gardening.
  • 3. Knowledge of safety regulations and best practices.
  • 4. A basic level of computer knowledge – Microsoft Office and various maintenancesoftware.
  • 5. A demonstrated ability to prioritize and organize schedule of maintenance and workloadplanning.
  • 6. An ability to communicate professionally with residents, staff, visitors and contractors.
  • 7. All successful applicants must pass the vulnerable sector Criminal Record Checkapplicable to Provincial guidelines.
  • 8. Ability to push, pull, stoop, crouch, lift and carry up to 50 lbs. Must be able to work withcleaners, detergents and other cleaning equipment.
  • 9. Ability to work independently and follow instructions with minimal supervision.
  • 10. Ability to read, write, and speak English proficiently and understand verbal and writteninstructions.
