Responsibilities:
- Provide responsive, professional customer service to all tenants in order to build positive tenant relations and communications.
- Preparation of units for new tenants, including assembling new furniture, hanging washroom fixtures, and ensuring all furnishings are installed and operating.
- Coordinate ongoing maintenance and inspections to comply with all relevant laws, codes, and company policies.
- Keep the properties healthy, habitable, presentable, and operational.
- Maintain a high level of maintenance and repair standards and follow up.
- Ensure no water damage.
- Conduct regular property visits to ensure no break-ins, illegal tenants, or vandalism.
- Determine what is needed for the properties to withstand any environmental changes.
- Maintain records of repairs and invoices.
- Negotiate service contracts when necessary.
- Schedule and inspect work.
- Hire and supervise 3rd party companies when needed.
- Assist in the development of budgets for the upkeep of equipment and property structures.
- Conduct repairs on the company or building’s equipment such as heating and cooling systems, plumbing systems, or electrical systems.
- Perform general aesthetic upkeep which can include painting, basic carpentry, or landscaping.
- Handle pest control issues by spraying insecticide or coordinating with the appropriate professionals.
- Ensure locks are functioning properly and respond when there are issues.
- Maintain and carry out a calendar of monthly and annual equipment checkups or repairs.
- Provide after-hours emergency service when required.
- Respond to tenant questions, concerns, emergencies, and complaints in a timely manner.

Qualifications:
- Possess a valid driver’s license in good standing.
- Possess a clean background check if requested.
- Any trades licensing is considered a strong asset.
- Knowledge of electrical and plumbing systems for day-to-day tasks.
- Ability to complete routine plumbing repairs is an asset.
- Knowledge of heating and air conditioning units, plumbing systems, and electrical systems.
- Advanced understanding of maintenance equipment, procedures, and techniques.
- Proven ability to comply with operational policies, procedures, codes, and regulations.
- Previous maintenance, contracting, or construction work for at least 5 years is preferred.
- WHMIS training and any other health and safety training is preferred.
- Connections within the trades industry are an asset.
- Must own a cellular phone.
- High school diploma is the minimum education requirement.
- Must be able to read, write, and speak fluent English.
- Possess the ability to connect with a variety of personalities on the phone and in person.
- Available to be on call and respond to maintenance requests on nights and weekends.
Job Type: Full-time permanent
Salary: $55,000-$60,000/year in wages and living expenses plus bonus.
