Realstar Corp. seeks a hands-on Maintenance Manager for a premier luxury residence in Oakville. You will oversee daily maintenance, respond to resident requests, and support life-safety systems while helping manage expenses and staff development.

Qualifications

• Experience in multi-residential property maintenance is preferred.
• Knowledge of emergency procedures (fire, flood, mould) is required.
• Ability to identify equipment malfunctions (HVAC, boiler).
• Strong written and verbal communication; customer-focused.
• Ability to lift up to 50 lbs and move heavy objects.
• Management experience and staff supervision.

Maintenance Manager – Luxury Residence, Oakville

Realstar Corp. is seeking a skilled and customer-focused Maintenance Manager to join the team at one of our premier luxury residential buildings in Oakville. About the Role

As Maintenance Manager, you'll play a key role in keeping our luxury property running smoothly and looking its best. You'll respond promptly to resident requests, help coordinate suite inspections and repairs, and support the building's life safety systems — all while helping create the polished, welcoming environment our residents expect. This includes managing expenses, overseeing daily operations of maintenance and supporting team development.

What You'll Do

Resident Service

• Address resident service requests and minor repairs within 24 hours
• Build a neighbourly, welcoming atmosphere for residents, prospects, contractors, and service providers
• Look for opportunities to exceed resident expectations at every turn

Management & Training

• Interview screened candidates and provide hiring recommendations to District Manager
• Complete orientation, training and or upskilling sessions for new and existing staff
• Foster an environment to support ongoing development for staff members
• Create and monitor work schedules of staff in accordance with company guidelines and to meet high suite turnover periods
• Supervisor staff, including conflict resolution management
• Support the District Manager with operating budgets and capital plans

Property Maintenance

• Maintain working knowledge of building systems including pumps, emergency generators, HVAC, boilers, chillers, swimming pool, and sprinklers
• Conduct daily walkthroughs of floors, stairwells, and common areas, fixing minor deficiencies as you go
• Support the Manager by coordinating and supervising contractor repairs, ensuring work meets Realstar's standards
• Guide residents on submitting maintenance requests through the online portal
• Assist with capital expenditure planning and invoice review

Fire & Life Safety

• Maintain working knowledge of fire alarm and detection systems
• Help ensure compliance with local fire and life safety regulations, including bi-annual fire drills

Building Cleanliness

• Maintain cleanliness of all common areas — foyers, amenity rooms, underground parking, locker rooms, patios, and rooftops
• Prepare vacant units for move-in, including appliances, floors, walls, windows, kitchens, washrooms, and balconies
• Handle cleaning chemicals safely and in line with WHMIS standards
• Manage garbage chutes, waste and recycling rooms, and coordinate collection with the city schedule
• Perform seasonal grounds work, including snow and ice removal and salting of entrances, walkways, and rooftop areas

What You Bring

• Previous experience in multi-residential property maintenance or a related trade is an asset
• Working knowledge of emergency procedures (fire, flood, mould protocols)
• Ability to identify equipment malfunctions, such as HVAC or boiler issues
• Strong written and verbal communication skills, with a genuine willingness to help residents troubleshoot minor issues
• Ability to lift up to 50 lbs. and push/move objects exceeding 50 lbs. (e.g., garbage bins, appliances)
• Management experience
• A professional, service-first attitude and pride in maintaining a luxury property
