The Regional Maintenance Manager will be responsible for performing general building and property maintenance. Maintain HVAC (heating, ventilation, and air conditioning), electrical, plumbing and mechanical systems and equipment. Coordinate the day-to-day operation of the maintenance department. Responsible for performing highly diversified duties to install, troubleshoot, repair and maintain equipment according to safety, predictive and productive maintenance systems and processes to support the achievement of the site’s business goals and objectives. Duties may include tending furnaces and boilers, performing routine maintenance activities, notifying management of need for repairs, and cleaning snow or debris from sidewalk. Additionally, the Maintenance Manager shall ensure that the grounds are maintained appropriately.

Job Duties
- Provide emergency/unscheduled repairs of equipment, structures and grounds on the property.
- Perform mechanic skills including, but not limited to, mechanical, electrical, pneumatic, hydraulic, troubleshooting and repair of production machines.
- Perform regular property inspections of units, common areas, building exteriors, and landscape.
- Ensure effective management of loss prevention, risk management, security, maintenance, marketing, landscaping, snow removal, ventilation, heating, cooling and other daily activities.
- Keep accurate records of space conditions including roof, HVAC and utilities.
- Plan and manage replacement of major capital expense items such as HVAC system, roof systems and parking lot surfaces.
- Provide general status reports for all properties as scheduled
- Request for quotations, make contracts, supervise work and approve invoices for all services required to maintain the properties.
- Ensure 24/7 availability of emergency services.
- Oversee all maintenance mechanics working at managed properties.
- Performs general cleanup of all facilities.
- Cleans light fixtures and changes bulbs/tubes.
- Performs minor repairs on windows, doors, switches, desks, tables, plugs, equipment, appliances, sinks, toilets, blinds etc.
- Contacts appropriate maintenance service shop for major repairs.
- Maintains heating and air conditioning systems, boilers, pumps, fan units, control panels, thermostats, cooling towers, etc.
- Maintains and/or has working knowledge of environmental safeguards and alarm systems.
- Maintains fire alarms and extinguishers.
- Prepares and sets up rooms or auditoriums for meetings, parties, or various other activities and cleans up afterwards.
- Monitors emergency generator, function and orders refueling.
- Plan and prioritize work for self and staff.
- Determine needed supplies and equipment.
- Monitor need for equipment, maintenance and repair.
- Read and interpret equipment manuals and work orders to perform required maintenance and service.
- Diagnose problems, replace or repair parts, test and make adjustments.
- Perform regular preventive maintenance on machines, equipment and facilities.
- Perform a variety of plumbing maintenance and carpentry functions.
- Use a variety of hand and power tools, electric meters and material handling equipment in performing duties.
- Detect faulty operations, defective material and report those and any unusual situations to proper supervision.
- Comply with safety regulations and maintain clean and orderly work areas.
- Perform all other duties as assigned or needed.
- Set priorities for preventative maintenance work orders, maintenance requisitions and scheduled work.
- Prepare, paint and decorate interior and exterior surfaces as required.
- Operate grounds-keeping power equipment and maintain external property.
- Adhere to departmental procedures and systems, e.g., "systems for preventative maintenance", "maintenance requisitions", scheduled work and continued quality improvement/risk management programs.
- Maintain inventory of equipment, manuals and warranties.
Requirements
- High school diploma/GED Completion of a craft apprenticeship and or equivalent number of years of education and Maintenance Coordination experience
- Highly motivated and able to work independently.
- Minimum 1 years’ experience in the operation and maintenance of building
- Ability to comprehend and communicate detailed instructions orally and in writing
- Ability to multi-task and establish priorities
- Ability to maintain the organization of maintenance schedule and files in a changing environment

- Ability to perform small repairs (e.g. caulking, replacing washers, and replacing light fixtures)

Work Conditions
- 24/7 availability may be required
- Physical ability to lift up to 75lb
- Travel to the site, and off-site locations will be required
- PPE will be required, e.g. steel-toed safety boots, safety glasses/goggles, etc.
