Maintenance and Facilities Worker II - (4616)

The Maintenance & Facilities Worker II is responsible for assisting in the maintenance of the Administration Centre and other County facility locations including preventative maintenance and special projects. The position performs a variety of maintenance duties in accordance with established procedures and policies of the County and applicable legislation.


DUTIES AND RESPONSIBILITIES (not listed in order of priority)


  1. Maintain the Preventative Maintenance Plan with direction from management for mechanical systems, structural elements, fixtures and grounds.

  2. Liaise with, and provide direction to all trades related to the building and ensuring pre-established standards are met and any unusual circumstances are brought to the Manager, Maintenance & Facilities attention.

  3. Troubleshoot, service, install and perform basic repairs on defined equipment including electrical, mechanical, plumbing, and security systems within safety and assignment guidelines, reporting issues to senior or other Maintenance & Facilities team staff as per approved procedures.

  4. Receive work order requests from customers and prioritize and complete service work orders in a timely and cost effective manner.

  5. Ensure properties are in good working order on a day to day basis and perform general building upkeep duties such as painting.

  6. Travel to various County satellite facilities as required, performing facility and/or property maintenance at those sites as requested and reporting serious maintenance issues to management for resolution.

  7. Complete regular inspections of all assigned properties in order to be proactive in identifying potential maintenance or aesthetic issues related to the property.

  8. Prioritize/action all Workplace Safety Inspection Reports in a timely manner.

  9. Maintain H.V.A.C. systems as required.

  10. Maintain all related manual and computerized systems (i.e. fire and security alarm, etc.) throughout County properties.

  11. Assist with fire drills and safety inspections as required.

  12. Service, maintain and test emergency power, generator and lighting equipment.

  13. Perform all necessary duties related to building and maintenance projects as required.

  14. Conduct general building maintenance including grounds keeping maintenance (i.e. snow shoveling and removal) and collection and disposal of refuse when required.

  15. Maintain inventory of supplies and storage of materials and complete requisitions as required.

  16. Ensure all other maintenance needs are completed and maintenance log books are up-to-date and accurate.

  17. Maintain records, utilize approved systems and follow preventative maintenance schedules as required.

  18. Utilize and reconcile County purchasing card and create/receive purchase orders using approved systems.

  19. Participate on Committees as required.

  20. Perform related duties and responsibilities as required within the Maintenance and Facilities team and the PF&P Department.

  21. Comply with provincial and County occupational health and safety legislation, regulations, policies and procedures.

  22. Maintain confidentiality in accordance with the Municipal Freedom of Information and Protection of Privacy Act.

EDUCATION, TECHNICAL SKILLS AND CERTIFICATION


  • Grade 12 education. This job may be considered for educational equivalency in accordance with County Policy.

  • Knowledge of building operations including all mechanical and structural elements.

  • General knowledge of mechanical systems including HVAC, Life Safety, Electrical, and Plumbing.

  • Good communication skills and the ability to work well with external trades and internal customers.

  • Highly motivated with excellent customer and interpersonal skills and capable of working well under pressure.

  • Demonstrated basic mathematical ability.

  • Ability to be flexible and adapt positively to change in a fast paced environment.

  • Excellent organizational and time management skills with an ability to learn and operate in a fast paced, multi-functional environment where priorities change regularly.

  • Basic computer/equipment skills – Outlook/Word/Excel.

  • Ability to operate assigned equipment.

  • Ability to act independently with minimal supervision and as part of a team.

  • Manual quickness, dexterity, and initiative required.

  • Valid G class drivers license and access to reliable vehicle as some travel is required using personal vehicle.

  • Criminal Records Check with Vulnerable Sector Screening that is less than six (6) months old at time of hire.


EXPERIENCE


  • A minimum of two (2) years’ experience in a related position, with one (1) year as a Maintenance Handyperson or similar position in a large, multi-location organization.


EFFORT


  • Physical effort required when shoveling, lifting and moving furniture and boxes, etc.

  • Ability to lift up to 50 lbs.


WORKING CONDITIONS


  • Exposure to dust, dirt, grease, oil odors, outdoor temperatures, etc.
