Job Description:

  • Perform daily building inspection to ensure a safe work environment for tenants and building occupants.
  • Inspect mechanical systems to identify any issues that need to be addressed.
  • Manage janitorial staff at the property, overseeing periodic cleaning requirements.
  • Be available daily and afterhours (on call) for all emergency situations.

General Mechanical Responsibilities:

  • Be responsible for mechanical systems and identify/resolve issues that may arise.
  • Coordinate Building mechanical maintenance and repairs.
  • Coordinating and overseeing mechanical equipment capital expenditure projects.
  • Document and prepare reports for the Property Manager regarding all mechanical issues and proposed course of action.

General Administrative Responsibilities:

  • Maintain the building’s electronic filing system.
  • Operate the Building’s mechanical system (DDC), access control and CCTV systems.
  • Prepare detailed requisitions for purchase orders for third party service providers.
  • Arrange and coordinate third party service providers to perform required maintenance tasks.
  • Assist SR Property Manager with budgeting for building related projects.
  • Prepare and carry out emergency protocols and procedures as necessary.

Other Responsibilities:

  • Openness to support tenants and respond to all tenant requests in a timely manner.
  • Be a strong team player in supporting all aspects relating to the management of the building regardless of defined roles.
  • Be presentable, visible and welcoming to all tenants.
  • Other duties in support of the Company and management as required from time to time.
  • Rent available suites – Advertise vacancies, screen applications and properly complete tenancy paperwork;
  • Schedule and supervise tenant move in / move out activities, perform regular suite inspections, maintain records of suite repairs, and ensure vacant suites are ready for new tenants;
  • Collect and deposit rents and security deposits.

Summary of Qualifications & Requirements:

  • 2+ years experience as Building Manager or Resident Caretaker
  • High school diploma or general education degree (GED); or equivalent combination of education and experience.
  • Great communication skills both written and orally
  • Clean driver’s license and access to a vehicle
