Job summary

Good Shepherd Centres in Toronto is seeking a Live-In Superintendent to manage daily building operations, maintenance, cleanliness, and security for a residential complex. You will support tenants, staff, and visitors while upholding our mission and trauma-informed, anti-oppressive practices.

As the on-site presence, you will respond to emergencies, coordinate contractors, and ensure a safe, inclusive environment. A Grade 12+ diploma and relevant maintenance experience are required.

Qualifications

  • Minimum Grade 12 diploma or equivalent.
  • CPR/First Aid certification.
  • WHMIS certification or ability to obtain.
  • Valid driver’s licence.
  • Knowledge of building maintenance and property management practices.
  • Ability to maintain accurate records, logs, and work-order documentation.
  • Ability to work independently and manage multiple priorities.

Responsibilities

  • Maintain cleanliness, safety, and condition of building and common areas.
  • Conduct daily property inspections and address maintenance deficiencies.
  • Respond to tenant work orders and perform minor repairs.
  • Maintain records and maintenance logs.
  • Assist with preventive maintenance and inspections.
  • Monitor mechanical, electrical, and life-safety systems and report concerns.

Job description

Hours: 10 days in a 2-week period, including every other weekend, with 4 days off.

Rate of Pay: $21.03/hour - $24.35/hour (Starting salary will be determined by factors such as relevant experience, qualifications, internal equity, and market conditions). The Superintendent's wage includes an association with the housing allowance as part of the overall compensation package.

How You Will Make an Impact

Reporting to the Property Manager, the Live-In Superintendent is responsible for the day-to-day maintenance, cleanliness, operation, and security of the building and property. The role supports the dignity, safety, and quality of life of tenants, visitors, staff, and community members while demonstrating Good Shepherd's Mission, Vision, and Values.

As a visible on-site presence, the Superintendent builds positive relationships with tenants, identifies concerns, and contributes to a respectful and inclusive residential environment informed by trauma-informed, anti-oppressive, and harm reduction approaches.

Building Operations & Maintenance
  • Maintain the cleanliness, safety, and overall condition of the building, common areas, residential units, garbage and recycling areas, laundry rooms, elevators, and other shared spaces.
  • Conduct daily and routine property inspections and identify maintenance deficiencies.
  • Respond to tenant work orders and complete minor repairs within the scope of the role.
  • Maintain cleaning and maintenance supplies and accurate maintenance, inspection, and work-order records.
  • Assist with preventative maintenance activities and annual residential unit and building inspections.
  • Maintain mechanical, electrical, machine, storage, and service areas in a clean and safe condition.
Mechanical Systems, Fire Safety & Contractors
  • Assist with monitoring boilers, HVAC systems, emergency generators, and fire safety systems in accordance with preventative maintenance and inspection requirements.
  • Complete required logs and report equipment, mechanical, and life-safety concerns promptly.
  • Maintain WHMIS documentation.
  • Coordinate access for contractors and service providers and monitor contracted work as assigned by the Property Manager.
Grounds & Exterior Maintenance
  • Maintain sidewalks, walkways, ramps, entrances, and parking areas, including snow and ice removal.
  • Complete minor lawn care, gardening, landscaping, and seasonal grounds maintenance.
  • Maintain exterior areas free of debris and report exterior building deficiencies.
  • Clean exterior windows where safely accessible using approved equipment.
Tenant Relations, Security & Emergency Response
  • Act as a liaison between tenants and Property Management.
  • Maintain positive and professional relationships with tenants, visitors, contractors, and community members.
  • Report concerns related to tenant safety, wellness, property damage, security, and building conditions.
  • Support a safe, secure, respectful, and inclusive residential environment.
  • Respond to building emergencies and provide 24-hour emergency response coverage while scheduled and on site in accordance with organizational expectations.
  • Complete incident reports and contact emergency services when required.
Move-In/Move-Out & Unit Turnover
  • Conduct outgoing unit inspections and document damages, deficiencies, cleaning, and repair requirements.
  • Submit inspection documentation to the Property Manager within required timelines.
  • Coordinate cleaning, painting, maintenance, and repairs of vacant units.
  • Ensure vacated units are restored to a clean, safe, and showable condition within five days of vacancy, unless otherwise directed.
What You'll Bring to Our Team
  • Minimum Grade 12 diploma or equivalent.
  • Minimum one year of related building maintenance, custodial, property management, or residential housing experience.
  • Current CPR/First Aid certification.
  • WHMIS certification or ability to obtain.
  • Valid driver's licence and satisfactory driver's abstract considered an asset.
  • Knowledge of building cleaning and maintenance, fire safety, emergency response, WHMIS, residential building operations, preventative maintenance, and property management practices.
  • Ability to maintain accurate records, logs, inspection reports, and work-order documentation.
  • Ability to safely use hand and power tools and work from ladders/elevated work surfaces.
  • Strong organizational, communication, interpersonal, problem-solving, and decision-making skills.
  • Ability to work independently, manage multiple priorities, and work effectively with tenants in a supportive housing environment.
  • Basic computer skills, including email and internet applications.

Working Conditions & Physical Demands
  • Required to reside on site in employer-provided accommodation.
  • Required to walk, climb stairs, bend, kneel, reach, lift, carry, push, and pull materials and equipment.
  • Required to work indoors and outdoors in varying weather conditions.
  • Required to work from ladders and elevated work surfaces in accordance with safety requirements.
  • May be exposed to cleaning chemicals, dust, noise, waste materials, bodily fluids, pests, and other property-related hazards.
  • Required to respond to emergencies outside regular working hours.
  • May interact with tenants experiencing mental health, substance use, behavioural, or crisis situations.
Health & Safety
  • Observe all Good Shepherd health and safety policies and comply with the Occupational Health and Safety Act and related regulations.
  • Report hazards, incidents, injuries, and unsafe conditions.
  • Use required personal protective equipment and safety devices.
  • Perform work in a manner that promotes a safe and healthy workplace.
  • Ensure maintenance activities comply with applicable health and safety standards and regulations.
