The Maintenance Technician assists in cleaning and ensuring the proper physical maintenance of the property, including the grounds. This position requires living on-site and performing on-call duties.

Property Maintenance Responsibilities
- Knowledge of all maintenance systems (pumps, emergency generators, swimming pool, sprinklers, ventilation, boilers, etc.)
- Ensure residents comply with rules, especially regarding maintenance and hazardous substances
- Maintain grounds according to company standards, including sewage, water, gas, and electrical systems; respond to maintenance requests; perform landscaping, mowing, and snow removal (if applicable)
- Handle cleaning materials safely following WHMIS standards
- Operate equipment safely; ensure snow removal standards; maintain logs for insurance; proper equipment maintenance (if applicable)
- Ensure compliance with provincial and municipal regulations (water testing, etc.)
- Pre-inspect vacant suites to ensure readiness
- Coordinate with Property Manager for scheduling contractors and staff, oversee quality of work
- Conduct daily inspections of mechanical, HVAC, and sprinkler systems
- Perform special projects and other duties as assigned
Customer Service Responsibilities
- Respond to resident issues and service requests within 24 hours
- Promote a community atmosphere
- Interact professionally and friendly with residents
- Seek ways to exceed resident service expectations
- Maintain fire and life safety standards; keep logs up to date; conduct fire drills
- Understand emergency procedures for fire, flood, mold, and train staff accordingly
Cleaning Responsibilities
The Maintenance Manager manages staff to keep the property clean daily and performs certain duties as needed:
Exterior Duties
- Snow and ice removal, salting, and maintaining logs
- Handling garbage and recycling
- Maintaining underground garage, parking, service rooms, foyers, patios, rooftops (if applicable)
- Watering gardens and lawns
- Picking up exterior garbage and identifying hazards
Interior Duties
- Cleaning common areas and amenities
- Dusting and cleaning fire safety equipment and elevator tracks
- Maintaining garbage chutes and recycling areas
- Handling cleaning materials safely (WHMIS)
- Thorough cleaning of appliances, floors, walls, windows, kitchens, and bathrooms
- Minor repairs (light fixtures, vents, filters, plumbing)
- Removing garbage and broken appliances
Skills and Experience Required
- Experience in residential property management or related fields (office admin, skilled trades, handyperson)
- Strong customer service and sales skills
- Excellent communication skills
- Management skills to lead and motivate staff
- Professional appearance
- Basic computer skills
- Ability to perform minor repairs and understand mechanical systems
