We are in search for a dynamic, and experienced Leasing Manager to join our property management team, TerraCorp Management, at the London, Ontario head office.

ABOUT THE ROLE

Reporting to the Director of Operations, the Leasing Manager will be responsible for the performance and professional development of a team of Leasing Agents, and the leasing responsibilities actioned by our Resident Managers. This individual will play a pivotal role in developing the leasing team, while achieving occupancy and revenue targets through strategic oversight, coaching, and performance management. The ideal candidate will be equally comfortable working in the field and office, with approximately 50% travel required between Kitchener-Waterloo and London.

WHAT YOU WILL DO IN THIS ROLE

  • Directly manage a team of Leasing Agents, including recruitment, training, mentoring, and performance evaluations
  • Support hiring and onboarding of new Leasing Agents and Resident Managers
  • Provide hands-on coaching to improve sales performance, customer service, and compliance with leasing protocols
  • Host regular training sessions and workshops
  • Conduct skills gap analysis across the leasing team and Resident Managers
  • Monitor weekly and monthly leasing targets

Sales & Strategy:

  • Contribute to and execute sales and marketing strategies to maximize lease-ups and minimize vacancy rates
  • Build effective sales scripts and workflows that align with the brand/company mission and values
  • Analyze market trends and competitor activity to inform pricing and promotional strategies
  • Collaborate with marketing to ensure effective lead generation and campaign execution
  • Conduct spot checks to confirm vacant suites are inspected and maintained at 100% rent-ready condition
  • Coordinate and oversee open houses

Operational Oversight:

  • Conduct regular site visits across the whole Southwestern Ontario portfolio, predominately in Kitchener-Waterloo and London
  • Ensure consistent application of leasing policies, procedures, and standards
  • Track and report regularly on KPIs, conversion metrics, team performance, and leasing pipeline

Customer Experience:

  • Support Leasing Agents in delivering exceptional service during tours, application processing, and move-in coordination
  • Handle escalated prospect concerns during the leasing process when necessary

WHAT YOU'LL NEED TO SUCCEED

  • 5+ years of experience in sales and /or [leasing] management, preferably in real estate, property management, or related industries
  • Proven track record of achieving and exceeding sales targets
  • Strong leadership and coaching abilities with experience managing remote or distributed teams
  • Excellent organizational, communication, and interpersonal skills
  • Comfortable working in a fast-paced, goal-driven environment
  • Valid driver’s license and willingness to travel regularly between Kitchener-Waterloo and London (50%)
