Section23 Developments Ltd. is seeking a Lead, Multi-family Development to coordinate construction activities from pre-development through turnover and warranty. You will manage QA/QC, documentation, and liaise with owners, contractors, and consultants to deliver projects on time and within scope.

The role emphasizes attention to detail, strong communication, and the ability to oversee multiple sites while maintaining high quality standards. Calgary-based with office and site‑visit duties.

Qualifications

• Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field is required or asset.
• At least 3 years experience in residential, multi-family, mixed-use or commercial development and/or project management.
• Strong QA/QC, turnover, occupancy and warranty process experience.
• Proven ability to coordinate with general contractors, subcontractors, and consultants.
• Proficient in project management software and Microsoft Office.

Responsibilities

• Support delivery of multi-family, mixed-use, and commercial projects from pre-development through turnover and warranty.
• Coordinate schedules, milestones, deliverables, and stakeholders to maintain on-schedule progress.
• Act as liaison between teams, consultants, contractors, and project stakeholders; resolve issues.
• Assist with planning, design development, consultant coordination, and pre-construction activities.
• Monitor progress, quality, schedule adherence, change orders and milestones via site visits and meetings.
• Identify risks, delays, deficiencies, and issues; assist mitigation strategies.
• Maintain project meetings and documentation; track action items to completion.
• Support QA/QC processes, deficiency management, and corrective action tracking.
• Prepare status reports on schedule, budget, quality, risks and decisions.
• Manage project turnover and warranty documentation and closeout.
