Job summary

Concert Properties is seeking a Maintenance Technician Lead for one of our residential communities in Vancouver. You will lead day-to-day maintenance tasks, coordinate trades, and supervise a maintenance team to ensure timely, high-quality work and resident satisfaction.

You will oversee preventive maintenance, suite turnovers, inspections, and safety compliance while maintaining detailed records and aligning with property management standards.

Position Summary

Reporting to the Community Manager or designate, the Maintenance Technician Lead is a resident-facing, building-focused role at one of our residential rental communities responsible for supporting day-to-day maintenance delivery while providing guidance, coordination, and lead support to the maintenance team.

You’ll be responsible for leading day-to-day maintenance, suite service requests, turnovers, preventative maintenance, contractor coordination, and assisting with the planning, prioritization, and quality control of maintenance work across the rental community.

What you’ll be doing:
  • Lead the completion of work orders and maintenance tasks by assessing priorities, assigning or performing work within scope, coordinating sub-trades within authorization limits , and ensuring timely follow-up. Keep the Community Manager informed of operational priorities, emerging issues, resident/tenant concerns, and matters requiring escalation.
  • P rovide day-to-day leadership to the other maintenance team members at the property by setting expectations, helping distribute workload, monitoring progress, supporting attendance and scheduling awareness, coaching team members, and ensuring maintenance standards, safety practices, and service expectations are consistently met.
  • Quality-check minor drywall repairs, plaster work, painting, millwork, grouting, floor repairs, door repairs, and other general maintenance tasks to support strong building presentation, suite readiness, and consistent service standards.
  • Monitor walkthroughs of buildings and grounds using established maintenance checklists, identify deficiencies and assigning incomplete or implementing corrective action.
  • Lead and participate in daily inspections of mechanical, electrical, fire and life safety, rooftop, sprinkler, elevator machine room, mechanical room, electrical room, vault, and other building equipment areas; identify deficiencies, document findings, coordinate service response, and elevate risks or operational concerns promptly.
  • Assist and support coordination of suite turnover and make-ready work by inspecting vacant suites, identifying required repairs, assigning or completing hands-on maintenance tasks, scheduling trades, monitoring progress, and supporting resident/tenant move-ins and move-outs to ensure suites are ready for occupancy on time and to standard.
  • Maintain, review, and monitor maintenance records, including inspection reports, service requests, incident reports, turnover sheets, maintenance and contractor files, and SuiteSpot jobs/tasks, ensuring documentation is accurate, timely, complete, and used to support workload planning, follow-up, and accountability.
  • Lead preventative maintenance activities for building equipment and systems where qualified, support planning of recurring maintenance work, coordinate contractor access, monitor performance, review completed work, and ensure activities are completed safely, documented properly, and in alignment with Concert’s standards and safety procedures.
  • Support fire and life safety procedures by coordinating and participating in drills, routine inspections, emergency generator testing, and required checks; promote team awareness of emergency procedures and respond to incidents in accordance with the building safety plan.
  • Maintain and oversee workshops, storage areas, tools, supplies, and maintenance spaces to ensure they are organized, safe, clean, properly stocked, and used in accordance with safety expectations and operational standards.
  • Participate in the on-call rotation, respond to after-hours emergency call-outs as required, assess urgency, coordinate appropriate response or trade support, and ensure follow-up communication and documentation are completed after each incident.
Key Requirements
  • 5+ years of progressive experience in residential, commercial, or mixed-use building maintenance, including demonstrated experience leading maintenance staff, coordinating day-to-day priorities, and supporting operational decision-making in a busy property environment.
  • Advanced practical maintenance skills across multiple disciplines, including plumbing repairs and leak response, minor electrical work within scope, drywall patching and painting, door hardware, locks and closers, basic carpentry, troubleshooting, and quality review of completed work.
  • Strong working knowledge of building mechanical systems, including chillers, cooling towers, hydronic heating, pumps, valves, HVAC components, fire and life safety systems, and the ability to identify deficiencies, coordinate service contractors, and elevate issues appropriately.
  • Intermediate knowledge of BAS/DDC systems, including alarms, schedules, setpoints, trend review, basic troubleshooting, and knowing when to adjust, monitor, document, or elevate to qualified service providers.
  • Strong communication, conflict-resolution, and customer service skills, with the ability to handle resident, tenant, contractor, and team member concerns professionally, tactfully, and with sound judgement.
  • Highly organized and reliable, with strong follow-through, sound judgement, and the ability to independently assess priorities, assign work, monitor progress, and balance competing operational needs.
  • Working knowledge of property operating and capital budgets, to support and provide input.
  • Demonstrated people-management capability, including coaching, training, mentoring, setting expectations, providing day-to-day direction, supporting performance conversations, and fostering a safe, respectful, and accountable team environment.
  • Experience managing or supporting scheduling, workload distribution, attendance awareness, safety compliance, onboarding, and the day-to-day coordination of maintenance team members in alignment with property management expectations.
  • Strong knowledge of Microsoft Suite, Yardi, CRM Flex an asset
  • Knowledge of provincial and municipal legislation such as the Residential Tenancy Act, Human Rights Code, Personal Information Protection Act Fire Code and Occupational Health and Safety
  • Candidates must hold a current and valid driver’s license applicable to the province of employment.
