Job summary

New Generation Design Wave (NGDW) is an architectural design firm focused on reshaping communities with sustainable, high-quality spaces. The Intermediate Intern Architect will lead day-to-day project coordination from pre-design through approvals and construction documentation, reporting to the Head of Architecture.

Ideal candidates have 3–5 years of experience, Revit proficiency, and familiarity with Ontario Building Code and permit processes.

Qualifications

  • Bachelor or Master of Architecture or equivalent
  • Registered Intern Architect with the OAA or pursuing licensure
  • 3–5 years of professional architectural experience
  • Experience in high-rise residential and mixed-use development is preferred
  • Experience coordinating multidisciplinary consultants and project deliverables
  • Advanced proficiency in Revit for BIM modelling and drawing production
  • Knowledge of Ontario Building Code and permit documentation
  • Strong communication and documentation skills

Position Overview

The Intermediate Intern Architect is responsible for the day-to-day delivery and coordination of assigned projects from pre-design through municipal approvals, permit submission, construction documentation, and construction administration. Acting as the primary project owner under the direction of the Head of Architecture, the role is accountable for project momentum, documentation quality, consultant coordination, authority submissions, and construction support. The initial primary assignment is 251 Hazel, with future assignments based on the NGDW project portfolio.

Primary Responsibilities:
  • Act as the day-to-day project lead and primary coordination contact for assigned projects.
  • Coordinate project schedules, milestones, deliverables, action items, and internal project reviews.
  • Monitor progress and identify risks affecting design, approvals, documentation, schedule, or construction.
  • Coordinate meetings and communications with clients, consultants, municipal authorities, contractors, and stakeholders.
  • Coordinate civil, structural, mechanical, electrical, landscape, planning, traffic, and specialty consultants.
  • Review consultant drawings, reports, and submissions for completeness and interdisciplinary coordination.
  • Develop and maintain project BIM models in Revit.
  • Prepare design development, permit, tender, and construction drawing packages.
  • Produce and coordinate plans, elevations, sections, details, schedules, and supporting documentation.
  • Implement approved design direction and maintain documentation quality, accuracy, and consistency.
  • Coordinate Site Plan Approval, zoning, minor variance, permit, and related municipal submissions as applicable.
  • Track authority comments and coordinate complete, timely responses with the project team and consultants.
  • Prepare and review OBC analyses, code matrices, and permit documentation under senior review.
  • Participate in QA/QC reviews and coordinate BIM and documentation standards.
  • Assist with tender and permit issuance, shop drawings, product submissions, RFIs, site instructions, clarification sketches, and consultant reviews.
  • Participate in site visits, field reviews, deficiency reviews, and project closeout activities.
  • Maintain project filing, document control, correspondence, schedules, dashboards, and task-tracking records.
  • Support implementation of NGDW standards, SOPs, BIM protocols, and project-delivery procedures.
  • Perform other duties consistent with the position as required.
Qualifications
  • Bachelor of Architecture, Master of Architecture, or an equivalent professional architectural degree.
  • Registered Intern Architect with the OAA, or actively pursuing registration and licensure.
  • 3-5 years of relevant professional architectural experience.
  • Experience in high-rise residential and mixed-use development projects is preferred.
  • Experience coordinating multidisciplinary consultants and project deliverables.
  • Experience through design development and permit phases; construction administration experience is an asset.
  • Advanced proficiency in Revit for BIM modelling, coordination, and drawing production.
  • Experience with Bluebeam Revu and digital document-review workflows.
  • Working knowledge of the Ontario Building Code, municipal approvals, and permit documentation.
  • Familiarity with Autodesk Construction Cloud, Navisworks, Procore, Rhino, or Grasshopper is an asset.
  • Strong understanding of architectural documentation, building systems, materials, assemblies, and consultant coordination.
  • Ability to manage multiple priorities, maintain organized project records, and meet deadlines.
  • Clear written, verbal, and graphic communication skills.
  • Strong judgement, accountability, attention to detail, and follow-through.
