The Intermediate Interior Designer provides planning services to optimize space utilization and develops occupancy and logistical options to meet client needs. They develop design concepts aligned with client specifications, considering factors such as cost, budget, environment, structural impact, and limitations. Their work includes day-to-day churn services, needs analysis, stacking, blocking, CAD layouts, and supporting annual planning and on-demand business needs. They collaborate with internal staff, clients, and external consultants to ensure successful space and occupancy planning initiatives.
KEY DUTIES & RESPONSIBILITIES
- Support interior design activities including needs analysis, programming, work process analysis, stacking, blocking, finishes selection, design options, estimating, sample boards, specification writing, tender drawing creation, renderings, contractor management, deficiency identification, problem solving, and interfacing with CAFM.
- Assist in developing and preparing material cost estimates, project specifications, and tender documents. Create schedules and monitor progress against timelines.
- Prepare technical documentation such as user guides and specifications.
- Assist in developing and implementing design processes, policies, and procedures.
- Assist with RFP bid document submissions.
- Create 3-D renderings, work drawings, plans, models, and schemes using CAD software.
- Produce sample boards for client presentations.
- Work independently on tasks with technical objectives assigned.
- Provide support and guidance on complex or urgent problems.
- Make recommendations on architecture, design standards, and process improvements according to client needs.
- Take responsibility for individual and team results.
- Estimate and prioritize work considering risk, effort, and dependencies.
- Identify impediments, risks, and issues early and collaborate on mitigation strategies.
- Develop design concepts that meet client needs, considering work process, culture, budgets, environmental factors (LEED), building system impacts, and project conditions. Execute within budget and time limits.
- Select materials based on standards and budget.
- Undertake Space Planning as needed.
- Act as the first point of contact, gathering information from clients and team members, and conduct site visits to assess space requirements and constraints.
- Obtain project design approval from internal stakeholders and Project Managers.
- Apply building codes and liaise with authorities for layout approvals.
- Develop and maintain vendor relationships, monitor work progress, and oversee quality.
- Ensure compliance with regulatory, environmental, health, and safety standards.
- Manage client expectations and needs without compromising organizational objectives.
- Incorporate sustainable practices into space planning where practical.
- Respond promptly to client requests and ensure timely reporting.
- Support management on large or special projects.
- Participate in meetings and provide status updates.
- Perform other duties as assigned.
KNOWLEDGE & SKILLS
- Diploma or Bachelor’s Degree in Interior Design
- 5-8 years of relevant experience
- Expertise in interior design and documentation
- Knowledge of building issues, codes, products, ergonomics, LEED, Bill 124, and industry standards
- Ability to develop creative and functional design solutions
- Cost estimating and project specification skills
- Effective client service and expectation management skills
- Proficiency in MS Office, AutoCAD, CAFM, and related software
- Experience in facilities planning and real estate, including leasing and operating costs
- Strong project management, design, move management, and scheduling knowledge
- Understanding of industry standards, building codes, and LEED
- Excellent organizational, communication, analytical, and problem-solving skills
- Ability to assist with RFP submissions and develop marketing case studies
- Thorough knowledge of building codes and construction impacts
