SUMMARY
The Bilingual Intermediate Interior Designer provides planning services to optimize space use, develop occupancy and logistical options, and ensure client needs are met. Responsibilities include creating design concepts, considering factors such as cost, environment, and structural limitations, and delivering projects within budget and timelines. The role involves daily churn services, needs analysis, stacking, blocking, CAD layouts, and supporting annual planning and on-demand business needs. The designer collaborates with internal staff, clients, and external consultants to ensure timely implementation of space and occupancy planning initiatives.
KEY DUTIES & RESPONSIBILITIES
- Support interior design activities including needs analysis, programming, stacking, blocking, finishes selection, design options, estimating, sample boards, specifications, tender drawings, renderings, contractor management, deficiency identification, problem solving, and interfacing with CAFM.
- Assist in developing material cost estimates, project specifications, tender documents, and creating schedules.
- Prepare technical documentation such as user guides and specifications.
- Assist in developing design processes, policies, and procedures.
- Support RFP bid submissions.
- Create 3-D renderings, work drawings, plans, models, and schemes using CAD software.
- Produce sample boards for client presentations.
- Work independently on technical objectives, providing support and guidance as needed.
- Make recommendations on architecture, application design, standards, and process improvements.
- Take responsibility for individual and team results, estimating and prioritizing work to maximize value.
- Identify and communicate impediments, risks, and issues early, collaborating to mitigate them.
- Develop design concepts that meet client needs, considering work process, culture, budgets, environmental impact (LEED), and building systems.
- Select materials according to standards and budgets.
- Undertake space planning responsibilities as required.
- Act as the first point of contact, conducting site visits to understand client requirements and space conditions.
- Obtain approvals from internal stakeholders and project managers.
- Ensure compliance with building codes and liaise with authorities for layout approvals.
- Maintain relationships with vendors, monitor work progress, and oversee quality.
- Comply with regulatory, environmental, health, and safety standards.
- Manage client expectations without compromising project objectives.
- Incorporate sustainable practices into space planning.
- Respond promptly to client requests, providing timely reports and updates.
- Support management on large or unique projects.
- Participate in team meetings and provide status updates.
- Perform other duties as assigned.
KNOWLEDGE & SKILLS
- Diploma or Bachelor’s Degree in Interior Design.
- 5-8 years of relevant experience.
- Expertise in interior design and documentation.
- Knowledge of building issues, codes, products, materials, ergonomics, LEED, Bill 124, and industry standards.
- Ability to develop creative, functional interior solutions.
- Experience in cost estimating and project specifications.
- Strong client service skills and expectation management.
- Proficiency in MS Office, AutoCAD, CAFM, and related software.
- Experience in facilities planning and real estate, with understanding of leasing and operating costs.
- Project management, design, move management, construction, and scheduling knowledge.
- Familiarity with industry standards, building codes, and LEED requirements.
- Excellent organizational, communication, and problem-solving skills.
- Ability to manage multiple projects simultaneously.
- Results-oriented with strong interpersonal skills.
