Job summary

Finlink Group in Canada is seeking a Financial Analyst focused on Real Estate Development to guide the financial direction of residential and land projects. You will build proformas, manage cash flow, track costs, and support financing decisions across a portfolio of active developments, working with lenders and investment partners to keep projects on track.

The role emphasizes forecasting, budgeting, variance analysis, and clear financial reporting to inform strategic decisions and project

Qualifications

  • Bachelor's degree in finance, commerce, or related field.
  • CPA designation or active pursuit of it.
  • Strong Excel and Word; familiarity with Newstar is a plus.
  • 3–5 years in financial analysis, forecasting, budgeting and planning.
  • Exposure to home building or development is an asset.
  • Excellent interpersonal and communication skills for cross-team collaboration.

Responsibilities

  • Partner with dept heads to build initial project proformas (costs, land, marketing).
  • Keep proformas current with quarterly updates and revisions.
  • Track costs to date, estimate to completion, compare to budget, investigate variances.
  • Develop the annual business plan for the portfolio.
  • Prepare cash flow projections across all projects.
  • Reconcile figures against cost, equity, and bank debt.
  • Build cash flow subsets for partnered projects and consolidate reporting.
  • Estimate equity contributions, bank loan positions, and profit distributions.
  • Support business plan development related to sales and closings.
  • Prepare financing proposals for servicing and construction funding.
  • Respond to inquiries from lenders and investment partners.
  • Estimate project cash requirements, reconcile job cost reports, and prepare bank draws.
  • Review homeowner offers against housing proformas and summarize findings.
  • Take on additional analysis and reporting duties as they arise.

Financial Analyst (Real Estate Development)

About the Role

As Financial Analyst, you'll be at the center of project financial planning, from building out initial proformas to tracking costs, managing cash flow, and supporting financing decisions across a portfolio of active developments. You'll work closely with department leaders, lenders, and investment partners to keep projects financially on track and set up for success.


What You'll Do


  • Partner with department heads to build initial project proformas covering direct costs, extras, indirect costs, marketing, and land development

  • Keep proformas current with quarterly updates and revisions as needed

  • Track costs incurred to date, estimate costs to completion, compare projected totals against budget, and work with department heads to investigate and resolve variances

  • Develop the annual business plan

  • Prepare cash flow projections across all projects

  • Reconcile figures against cost to date, equity, and bank debt

  • Build cash flow subsets for partnered projects and consolidate reporting where needed

  • Estimate equity contributions, bank loan positions, and profit distributions across the project portfolio

  • Support business plan development related to sales and closings

  • Prepare financing proposals for servicing and construction funding

  • Respond to inquiries from lenders and investment partners

  • Estimate project cash requirements, reconcile job cost reports, and prepare monthly bank draws

  • Review homeowner purchase and sale offers against housing proformas, factoring in extras, grading conditions, lot premiums, and other variances, and summarize findings

  • Take on additional analysis and reporting duties as they arise


What You Bring


  • A bachelor's degree in finance, commerce, or a related field

  • CPA designation, or actively working toward it

  • Strong proficiency in Excel and Word; familiarity with Newstar is a plus

  • 3 to 5 years of experience in financial analysis, forecasting, budgeting, and financial planning, including preparing performance reports

  • Exposure to the home building and development industry is an asset

  • Excellent interpersonal and communication skills, with the ability to work across teams and with external partners
