Job description

As Director, Digital Marketing, you will lead the digital performance strategy that drives qualified demand across multiple business units, including Investments across North America, condominium sales and rentals. You will own Equiton’s paid acquisition and email lifecycle programs, setting channel strategy, budgets and performance standards across complex customer and investor journeys. Leading internal talent and agency partners, you will bring together data, technology, creative and automation to improve lead quality, conversion and marketing return on investment. This is a hands‑on leadership role for a commercially minded digital marketer who can set direction, develop talent and translate performance insights into measurable growth.

This is an in-office position based in Burlington, Ontario.

Key Responsibilities
  • Digital Growth & Go-to-Market Strategy: Own the digital roadmap, channel strategy and performance goals; lead audience development and digital launch plans across investment products, condominium sales and rentals, engaging both B2C audiences and B2B advisor channels.
  • Team & Partner Leadership: Lead, coach and develop the digital marketing team while managing agencies, technology partners, clear accountabilities and high standards of execution.
  • AI Search, SEO & Emerging Technology: Lead traditional and AI-driven search strategy across platforms such as ChatGPT, Perplexity, Claude and Gemini; responsibly embed AI into content, personalization, insights and marketing operations.
  • Paid Media & Budget Ownership: Set and execute multi-brand paid acquisition strategy across Equiton, Living, Development and US portfolios spanning Google, Meta, LinkedIn, YouTube, Display and TikTok; own budgets, forecasting and optimization against qualified lead and investor conversion outcomes.
  • Content Strategy & Compliance: Direct educational content that builds trust and supports decision‑making; partner with Compliance and Legal to ensure claims are accurate, balanced and appropriate for a regulated environment.
  • Digital Experience & Funnel Optimization: Own WordPress performance, landing pages, CRM, email, nurture, retargeting, lead scoring, A/B testing and conversion optimization across long investor journeys; plan and execute lease‑up campaigns that support property‑level occupancy and investor confidence.
  • Website Development & User Experience: Own the development, maintenance, user interface and user experience of websites across the business, ensuring they are current, accessible, scalable, high‑performing and optimized for audience needs, discoverability and conversion.
  • Lifecycle & Event Marketing: Own email journeys, lead nurturing, and the digital promotion and lead‑generation strategy for investor‑facing events, including webinars, roundtables and accredited investor experiences, in partnership with the team responsible for event execution; design lifecycle programs that move prospects through extended consideration cycles and deepen engagement with existing investors.
  • Email Strategy & Automation: Own end‑to‑end email marketing strategy including audience segmentation, cadence planning, personalization, A/B testing and deliverability management; build and optimize automated workflows, always‑on nurture programs and scheduled sends across prospect and investor segments; maintain list health and drive continuous performance improvement across open rates, click‑through and conversion.
  • Analytics, Attribution & Reporting: Establish KPI and attribution frameworks across channels and extended sales cycles; turn performance data into forecasts, insights and clear recommendations for senior leadership.
  • Cross‑Functional Leadership & Agility: Align Sales, Investor Relations, Creative, Compliance and Technology around shared growth priorities, adapting quickly to market conditions, investor feedback and performance data.
What You Bring
  • 10+ years of progressive digital marketing experience with measurable growth results, including at least 5 years directly managing and developing people and leading agencies or complex cross‑functional programs.
  • High‑consideration marketing experience involving significant financial commitments and extended sales cycles, ideally in real estate investments, financial services, B2B SaaS or consultative professional services.
  • Full‑funnel digital leadership with proven results integrating paid media, SEO, web, content, CRM, lifecycle marketing and conversion optimization.
  • Expertise in SEO and AI search including technical SEO and practical use of AI tools to improve discoverability, content, personalization and insights.
  • Hands‑on platform fluency across Google Ads, Meta Ads Manager, GA4, Google Tag Manager, Search Console, WordPress, CRM and email marketing platforms.
  • Strong commercial acumen with experience owning budgets, forecasting performance, evaluating return on investment and reallocating spend based on results.
  • Exceptional communication and compliance judgement with the ability to simplify complex investment concepts and operate effectively with Legal and Compliance partners.
  • Post‑secondary education in marketing, business, communications or a related discipline; advanced education or relevant certifications are assets.

Technical Stack
  • Required: GA4, Google Tag Manager, Search Console, Ahrefs/SEMrush/Moz, Google/Meta/LinkedIn/YouTube/TikTok Ads, WordPress, HubSpot/Salesforce or similar CRM, email marketing platforms, AI content and optimization tools, and basic HTML/CSS.
  • Preferred: A/B testing, data visualization, attribution, interactive content, AI‑powered personalization and predictive analytics tools.
