Job summary

Zohorecruit is seeking a Director of Business Operations for Global Real Estate. This role leads operational policies, risk management, and contracting processes across North America and Asia.

It supports governance, onboarding of investments, and funds, and oversees AML/ATF programs while driving efficiencies and resilience in a 12-month contract with hybrid work. The position requires 10+ years in investment management, strong analytical skills, advanced Excel, and real estate knowledge.

Qualifications

  • 10+ years of experience.

Responsibilities

  • Develop, own, and lead the implementation of operational policies and procedures.
  • Act as the owner and subject matter expert on leasing policies, procurement policies, playbooks, and templates.
  • Maintain an inventory of business unit policies, procedures, and templates, and track policy timing and refresh dates.
  • Lead third-party manager oversight programs, including annual tenant engagement surveys, property management scorecards, and leasing broker scorecards.
  • Develop and lead processes related to the onboarding and offboarding of investments.
  • Develop and lead processes related to the onboarding of new ventures and funds, including the development of a fund operational playbook and the alignment of accountabilities across business functions.
  • Identify opportunities to build efficiencies in operational processes and support change.
  • Manage business unit compliance and risk management programs.
  • Collect, organize, and maintain business unit-managed contracts, including master agreements, service contracts, and vendor agreements, ensuring they are easily accessible.
  • Lead responses to internal audits on behalf of the business unit.
  • Coordinate and oversee external audit processes as required.
  • Administer anti-money laundering and anti-terrorist financing programs to ensure compliance with applicable internal policies and external laws, regulations, and industry practices.
  • Organize compliance reporting programs, including anti-money laundering, privacy assessments, and fraud risk assessments.
  • Identify continuous improvement opportunities to enhance the efficiency and effectiveness of anti-money laundering and anti-terrorist financing programs.
  • Lead the coordination of business unit-managed contracting processes and contract management activities.
  • Ensure procurement policies are followed and that activities adhere to third-party risk management standards.
  • Train users on procurement and third-party risk management standards and act as a subject matter expert.
  • Manage contracting activities and relationships with designated third-party vendors.
  • Develop business cases and obtain consensus for new contract types.
  • Maintain a centralized contract database containing contract terms, renewal dates, and pricing information.
  • Track contract renewal and expiry dates and coordinate timely renewals or rate renegotiations.
  • Receive, review, and process vendor and supplier invoices, ensuring accuracy, contract alignment, and required approvals.
  • Own the business continuity plan.
  • Work with stakeholders to identify critical business processes, assess risks, and develop disruption mitigation strategies.
  • Ensure employees are familiar with the business continuity plan, understand their roles and responsibilities during a crisis, and are prepared to implement the plan.
