Job summary

Armco is seeking a Building Operator to ensure safe, efficient operation of commercial properties in its Calgary portfolio. You will perform inspections, preventative maintenance, and minor repairs while responding to tenant requests and helping ensure compliance with Alberta health and safety requirements.

Ideal candidates have at least three years in building operations, strong knowledge of HVAC, plumbing, electrical and BAS/BMS systems, and a valid driver's license.

Qualifications

• Minimum of three years of experience in building operations, facility maintenance, or a related mechanical trade.
• Experience in commercial office, retail, or industrial properties is preferred.
• Strong knowledge of HVAC, plumbing, electrical, and BAS/BMS systems.
• 5th Class Power Engineering Certificate is preferred; higher-class certification is an asset.
• BES, BOMA SMT/SMA, WHMIS and First Aid training are considered assets.

Responsibilities

• Inspect mechanical rooms, common areas, roofs, and equipment spaces.
• Operate and troubleshoot HVAC, plumbing, electrical, lighting, and BAS/BMS systems.
• Complete preventative maintenance and minor repairs, including replacing belts, filters, fixtures, and basic components.
• Monitor building systems, respond to alarms, and escalate complex issues.
• Assist with seasonal maintenance, equipment testing, and system optimization.
• Respond to tenant service requests and coordinate contractor access, scheduling, and site readiness.
• Oversee contractors to ensure compliance with safety protocols, building rules, and approved work requirements.
