The Adjuster actively adjusts claims while ensuring that business development opportunities are maximized. This involves marketing and follow‑up of opportunities in a timely manner.

Key Responsibilities of a Strata Adjuster
Assessing Damage
  • Complete Investigation into the nature of the claim, including:
  • Conduct Site Inspections: Visit affected properties to document damage, take photographs, and estimate repair costs;
  • Inspects damage to common property (e.g., roof leaks, water damage in shared walls, fire in hallways);
  • Determines the cause of the damage (e.g., storm, plumbing failure, negligence).
Determining Coverage
  • Reviews the strata insurance policy and Strata By Laws to see if the damage is covered;
  • Assesses whether the damage falls under strata insurance (common property) or individual unit owner responsibility.
Liaising with Stakeholders
  • Communicates with:
    • Strata managers
    • Unit owners
    • Insurance companies
    • Contractors or engineers
Estimating Repair Costs
  • Prepares or reviews cost estimates for repair or replacement;
  • May bring in contractors or restoration companies.
Managing the Claim Process
  • Recommends payment amounts to the insurer;
  • Ensures fair settlement based on policy terms and damage assessment;
  • Monitors progress of repairs.
Reporting
  • Prepares formal reports for insurers and strata corporations;
  • Documents findings, damage cause, and repair recommendations.
Skills and Qualifications
  • Competitive pay: $65k-$100k per year
  • Strong knowledge of strata property law and insurance regulations in the relevant province;
  • Minimum of 5-7 years of experience as a strata claims adjuster;
  • Excellent analytical and negotiation skills;
  • Ability to manage multiple claims and work independently;
  • Proficiency in claims management software and digital tools;
  • Experience in property adjusting or insurance claims;
  • A valid provincial adjuster's license is often required;
  • CIP Designation or working towards the same.
